Greenway for the northern border of Mantua along the regional rail tracks? I would LOVE to see this happen. I have thought about this multiple times walking in this area and I'm glad others are thinking of it too. It would do wonders for the neighborhood should it happen.

Some great large new luxury townhomes coming to the 2100 block of Walnut.

I would like to see a highrise at this location, but glad this surface parking lot and empty commercial space are being replaced either way. I hope the designs for the townhomes are very modern to contrast the historic building stock in the area:

I agree highrise>townhomes and parking lots are the WORST but the commercial space was only vacated to build this. It was a great little off-brand furniture store until their lease was terminated for this project. I bought cheap "leather" furniture there that has served me well. I remember from the original proposals here that at least the side facing walnut (which will unfortunately be the side, not a front) will have "historical proportions" and I think brick. I don't remember about the side facing van pelt.

I have a routine. Everyday check the same websites on my downtime at work or home... and update you guys on what I hear at work as well in the office or meeting with clients.

As for pictures, I try to get out at least one day every month on one of my days off to take picture updates.

But I enjoy doing it. It's not only related to my career but it's a hobby of mine. I love Real estate development and hope to be a developer one day. I'll gladly knock out some of those surface parking lots around Center City with some highrises

Great! I really hope it is modern like some of the great new rowhomes we're seeing going up in NoLibs and Logan Square. It would be a great contrast to the area. I hope it's not the faux brick historic design like that which was built at 18th and Lombard. Either way though, I'm not complaining. New townhomes is a big improvement over what is there now.

On a side note, anyone have any idea what is going on with the newly formed empty lot behind 2116 Chestnut? I thought they planned on building a new modern Sydney Hillman Medical Center here? I would like to see that or modern rowhomes fill this awkwardly empty space. Doesn't make sense to me why they wouldn't just extend the new building all the way to Sansom, unless there is in fact future plans for this lot.

REALLY? TOWNHOUSES??!? There should be something with ground floor retail and substantial height there not townhouses! What a joke!

^ Agreed. I'm not even that annoyed that we're not getting a 500 footer. But the lack of retail does bother me. I always disliked the way the retail portion of Walnut St abruptly ends after 19th Street. A five story building w/ ground floor retail would have satisfied me. Townhomes seem kinda like a waste in that location.

The fact that townhouses are a financially viable option for a nice sized parcel at 21 and Walnut shows everything that is wrong with Philly development. I'm not sure if I should blame inappropriate zoning, historical preservation of the unimpressive existing structures that will be incorporated, Nimbyism, or the yawning wealth gap between the people who will buy those homes and the hundreds who would live in a taller building there and bring energy to the street.

Agree that walnut from 21 to the river needs to get its act together.

To me the biggest gripe about these townhomes at that location is the economics of it. Because this doesn't offer the density that location requires, the prices for these units will be astronomical. Thus increasing the prices in the surrounding area. That is why I have to laugh about NIMBys who complain about tall structures yet in the same breath complain about increasing price on sales/rent. Wanting lower density in a desirable area will affect demand thus affecting what you pay.
