Jade Hotel Taps Kaufman for Expansion That, Wow, Looks Nice

One will be near Bryant Park, the other near the South Street Seaport, and the third in Miami, the Journal reported earlier this week. Developer Gemini Real Estate Advisors said that the Bryant Park location will be at 34-36 West 38th Street, and that the design will be inspired by early 20th-century McKim Mead & White buildings, executed by Gene Kaufman (project architect) and Atelier & Co (exterior and interior designer)—who collaborated on the first outpost, too. But wait, that Gene Kaufman? And it looks that prewar/historic/contextual/good? Well, color us surprised. Atelier & Co must be a good influence. The Bryant Park Jade is slated to open in late 2015. Meanwhile, Gemini's Seaport project is a conversion of a former Best Western at 33 Peck Slip. Atelier is on board there, too, this time working with MLG Architects on the design. The 72-roomer will open in mid-2015.

I did not realize this was so close to City Point. It has a small footprint and could be another 40+ story tower. Really looking forward to see what happens here.

I found this lot one block north of the 50 West Street demo site (on West Street). Not sure what's going on here. A new building perhaps?

Lenox Terrace Residents Still Oppose Six-Tower Expansion

It's been two and a half years since anything was last reported about the Olnick Organization's plan to expand the six-building Lenox Terrace complex, but now tenants of the Harlem rental enclave are ramping up their opposition efforts. Plans to expand the property, which sits between 132nd and 135th Streets and Lenox and Fifth Avenues, with six new towers have circulated for about five years, but nothing has happened yet. DNAinfo says that the latest opposition push comes after tenants met with the owners and reviewed the latest plans. Last week, the tenants association sent out a press release detailing their concerns and outlining what Olnick proposes.

As of right, Olnick would be able to build five new 16-story buildings with two-story commercial spaces along the perimeter and 218 above ground parking spaces, but they want a rezoning so they can build bigger. With a rezoning, Olnick wants to build six new towers up to 28-stories tall with taller retail spaces that could accommodate box stores. The proposal would add 1,100 apartments, 20 percent of which would be affordable, a landscaped park, and a 548-space underground parking garage. Currently, there is no application for a rezoning on file with City Planning.

Materials from the tenants association say that 78 percent of residents oppose the expansion plan and any rezoning, as it would "be an unsustainable burden to the community," and the increase of commercial properties "would also adversely affect the character of what is now a primarily residential neighborhood." They do not want the neighborhood to become "a commercial destination," and they fear that big box stores will push out small, family-owned businesses. Additionally, they're concerned that the dirt and noise from construction, which would be done in phases and last about eight years, would cause adverse health affects and the new towers would block light and air from current apartments.

simple enough to nuke the box stores: eliminate all the parking. would save the developers millions too.

also, that new jade hotel is amazing, like a million times better than the stern pomo dreck that people on ssp seem to love, seems obvious that kaufmann's gang had no influence on the design but, rather, may be retained for engineering and bureaucracy stickhandling.

Hey tubeworm, are there renderings for the Six-Tower Expansion on Lenox Terrace? I've never heard of this particular project? It seems pretty large for the neighborhood.

76-Unit Condo Building Planned for Large Corner Lot on Broadway

Actually, it looks like the new owners have already filed an application with the Department of Buildings to build on the corner lot. This application calls for 76 units over eight stories, with 73,502 square feet of residential space and 14,600 square feet of parking. The DOB disapproved the application in late March. The architect of record is Raymond Chan.

Does anybody have the statistic on the amount of hotel units going up per year? A lot of these developments lately have been hotels. It is incredible! Also, tourism in NYC is increasing even more per year. 52+ million per year and growing. Thats good though, as they are a very important economic sector.

Hudson Yards-Adjacent Site Could Sell for Over $100 Million

The theater at 135-35 Northern Boulevard, which was built in 1928 and landmarked in 1983, has been empty since 1986, despite a couple failed development projects. JK Equities, which has a track record of redeveloping historic properties, acquired the building in December for $30 million. Construction is expected to start next year, Crains reported.

In addition to the apartments, plans call for the 17-story building to contain 23,000 square feet of retail space and 385 parking spaces. The decision to turn the building from rental to condos was motivated by Flushing’s shifting terrain.
