Tempe Named Eighth Most Dangerous Suburb in the United States

I know this has little to do with development, but this is certainly a distinction that Tempe does not need.

Movoto compiled a list of the 10 most dangerous suburbs based on FBI property and violent crime data from 2012.
Glendale ranks 7th and Tempe 8th on most-dangerous list.
Tempe officials take exception with the dubious ranking and said the city has a higher crime rate because its population swells during the day via commuters and students at Arizona State University.
Tempe’s daytime population increases by 46 percent each day, the highest of any community in the Valley (and only one of three cities that actually experiences an increase),” said city spokeswoman Nikki Ripley. “Since crime rates are calculated by dividing the number of total crimes reported by the residential population, crime rates can be misleading for communities like Tempe.”
A city survey last year found three out of four city residents were satisfied or very satisfied with safety in Tempe.
Ripley said Tempe safely hosts special events and businesses are locating there in part because of its atmosphere.
“The city of Tempe is a safe place to live, work, recreate and visit,” Ripley said.
She said the same Movoto firm ranked Tempe as the 8th “Most Exciting Suburb” in the country.
Glendale officials did not respond to a request for comment.
Movoto’s research found high property crime rates in Glendale.
The most dangerous suburbs on the list are:
East Point, Ga. (Atlanta)
Camden, N.J. (Philadelphia)
Miami Beach, Fla. (Miami)
Midwest City, Okla. (Oklahoma City)
Miami Gardens, Fla. (Miami)
Clarksville, Ind. (Louisville)
Glendale
Tempe
Jacksonville Beach, Fla. (Jacksonville)
Independence, Mo. (Kansas City)
So apparently Tempe and Glendale are more dangerous than Compton, Inglewood, Santa Ana, and East St. Louis among others...

You have to take it all in context. Tempe actually has a very low murder rate and the assault rate is rather low as well; however, Tempe has a high property crime rate.

Here is a comparison:

Tempe's violent crime rate is 5.52 per 1,000 residents. Compton's is 12.42—that is more than twice as high as Tempe's rate and Compton's population is much smaller than Tempe's.

Tempe's property crime rate is 54.59 per 1,000 residents. Compton's is 24.47. So property crime is more that twice as high in Tempe compared to Compton.

Compton's murder rate is more than 3 times as high as the rate in Tempe. Likewise, rape and assault are higher in Compton compared to Tempe. So Tempe is being considered "dangerous" because its property crime rate is rather high. In other words, the label is misleading. The same is true of Glendale which actually has a murder rate of 0.05 (0.02 lower than Tempe's).

One reason for Tempe's and Glendale's higher property crime rate is the fact that there are more things of value to steal compared to other cities with high rates of poverty. With a huge daytime influx of non-residence (especially in Tempe), this is bound to happen. Cars will get stolen, houses will be broken into, bikes will disappear, backpacks will be lifted, etc...

I've been saying this for the longest time. People bitch about Tempe being high in crime and its a misleading statistic. I've lived here for nearly 3 years and do not feel unsafe at any time. The crime is generally brought by incoming tourism or workers, not full time residents. Plus the university does not help. I would feel a lot safer living here than in any LA suburb. Just throwing that out there. I'm sure the majority agrees.

I'm not really a statistical person. Statistics can be misconstrued and twisted. In fact, I'm sure there's a statistic that shows statistics are generally manipulated. Companies and developers investing in Tempe could care less to look at some random real estate company's analyzing of FBI crime stats. If they are investing money, they will come look for themselves and use statistics from the city and Valley agencies. Much more trustworthy.

As said before, ASU also inflates the property crimes.

I'm pretty irritated at the fact the business journal would even publish such an unreliable third party's analyz(ation)

Looks like it is confirmed! Culinary Dropout, Madison Improvement Club and Lola Coffee are heading to First Street and Farmer! Phoenix Business Journal just ran this a day or so ago. I know we all had heard this- but I think a week or so ago we were starting to wonder what was going on...

I agree with the general sediment that Tempe is not a dangerous city. There are a few crummy areas such as the area between Scottsdale and McClintock just north of the 202, the area east of McClintock between the 202 and 60 and near AZMills and Tempe Diablo Stadium but overall area is fairly decent.

In general property crimes, petty theft, and sexual assault are high around universities since they are crimes of opportunity. However, it should be noted that a lot of those crimes, maybe even the majority, also go unreported. Its just not worth the time to contact the police and fill out a police report if things like your bike is stolen since they can't do anything about it.

I had bad luck in Tempe. Lived at Baseline/Rural for 3 years and had my car vandalized twice, once it included theft of my stereo and CDs. The other time some guy punched through my back windshield cutting his arm pretty bad leaving a blood trail to another apartment. Someone was stabbed to death in our apartment community (this was around the time of the baseline Killer and we all thought for sure that's what happened...it was just domestic dispute I think.

You guys might remember the double homicide/suicide shooting of an ASU girl, her friend visiting from NY and the ex-boyfriend. Those gunshots woke me up that March night and witnessed the crime scene the next morning.

Saw a few brawls and other pd activity in the complex over the years. It was a pretty nice place though...loved living there. 2004-2007/8.

Edit: Western suburbs are more like small cities than their Eastern counterparts. Tempe is near 200k that swells in daytime population. So the article is a little unfair. Also, Compton is not an LA suburb. Yes it has it's own political boundaries, but we all know it's inner-city.

HFL 3 Full Go

Hey everyone. Just to keep everyone updated, I drove past HFL 3 site this morning and it appears to be a full go. They now have 2 back-hoes on site, 2 excavators, a fork-lift type truck & they were unloading piping from a semi. I'm assuming minimal foundation work has to be done? Am i correct? They did this when the first several towers opened. I'm thinking we could see a tower crane here by the end of May!

Removal of the North End Zone at Sun Devil Stadium officially begins on 4/14. The first stage of the project includes removal of signage from the upper bowl and will begin this coming Monday.

Hello all!
If any of you have an interest in learning about and weighing in on the three proposed rail routes between Phoenix and Tucson, check out the link below. It will take you ADOT's website where you can study the three proposed routes and see the benefits and complications of each, then take a very short survey where you can let your voice be heard! Check it out! I personally favor the Yellow Alternative because it links all three major airports of the region and travels through the most highly populated areas- which would encourage folks to ride it. But that's just me- check it out for yourself

Of course, it stinks that part of the structure was removed for parking (and that potentially developable land to the south will be used as a surface lot), but this is such a great project for Tempe and in a location that makes perfect sense, with easy access from the neighborhoods to the west, and even close enough to lakefront properties like Argo, etc.

Having this and The Art Annex project bookending downtown really helps lend a sense of legitimacy to Tempe as a place not just for ASU students. The Sail inn is closing across from this project due to the developer, so it'll be interesting to see what happens to that site in the next year. I really hope these promote smart development along Farmer; would love to see some slightly taller infill (4-5 stories) with some commercial spaces for neighborhood retail.

Now if only a smilar development could open in the warehouse district...

That brought back memories of the time I lived on Mill near the 60 in the early seventies and one day while I was in the shower this tremendous explosion took place what seemed like next door but it was in the complex on the other side of Mill where an ex mafia FBI Informant was caught up to by the mob and they had put a bomb under his car. I guess somewhat ironically the guys name in real life was something Bombacino. Needless to say he didn't survive the blast. Just some Tempe Trivia.

Yea, there was an article online somewhere about it. The owner will help out some other ventures, but won't be opening anything again herself. She specifically stated it was because of the development plans for the area, so we better hear some mire details soon - it sucks to have an area completely washed of its culture.

To be fair, she sold her property to those big bad developers for $1.5 million, knowing that this would happen, so it's not like she couldn't see this coming once the market picked up again...then again, I'd be hard-pressed to say no to an offer like that too!

Yeah, I hope we see something good go into that site...between that, the warehouse, and (wishful thinking here) getting the squatters' site cleaned up and developed, that could end up a great little corner...
