True, although for the time being there is no new hotel lined up to build there. Hopefully it won't remain empty for long.

I've heard rumours that the asper's are considering selling 201 portage, the empty lot on main and the hotel development as a package. Last I heard it was a hotel only. 15 storeys or something, but I suppose a new buyer could add condos or whatever to that. The idea is that the hotelier is in if a developer can be found.

Let's hope.

I have long thought that the Eddie Blake's old joint would be a prime condo conversion, given floor plates, location and ample parking literally across the street.

I did not know what kind of work had to be done before a conversion was doable, but I am glad to hear that the wheels are in motion. That's a positive.

Any truth to the rumour that there has been lots of water damage at IGF during the spring melt?

IGF was mostly complete at this time last year and did not suffer any significant damage from the melt. I would expect things to be equal or better than last year.

There wasn't very much snow up on the roofs either, so couldn't be much water coming from there. There were some issues during last season with rains and some of the roof drain pipes leaking onto the stands, but IIRC those were fixed.

So the theoretical hotel portion as part of a larger design would be 15 stories?

a few general questions for those who know more about this lot:

1) Will selling 201 portage be better for the development of that lot?

2) Would there still be something potentially grand in ambition still go up? I feel like that lot is a prime location for a big development. I am also hopeful for bringing more residential mass to that area, so if condos or apartments could be part of that, that would be great.

3) Is there an "ideal" development for that lot? Or is just at a point where "anything will be fine"

Friesen on twitter just said the damage is in the hundreds of thousands of dollars. Another design flaw.
