The B.C. government has signed an agreement with three Lower Mainland First Nations that includes the sale of Burnaby's Willingdon Lands and the Liquor Distribution Branch warehouse site in Vancouver.

The agreement with the Musqueam, Tsleil-Waututh and Squamish nations outlines how the proceeds of Crown land sales within the bands' territories will be shared and how to develop the properties in partnership with the government.

"Our Nations often talk about our shared connection to our lands and waters, but today we are highlighting our shared connection as First Nations people. This agreement is so important for our three communities and we hope it sets a positive example of what can be achieved when we truly work together as one," Tsleil-Waututh Chief Maureen Thomas said in a news release.

Under the agreement, the Musqueam and Tsleil-Waututh have purchased the Willingdon Lands at Willingdon Avenue and Canada Way, while all three nations will purchase the LDB warehouse site on West Broadway.

Yup, it would be East Broadway.

Right, as if the Province would want the City of Burnaby as its landlord! (they've gotten along so well with the Hwy 1 improvement project)

Perhaps the editor was too busy making sure the FN names were spelled right.

Vancouver’s Marpole neighbourhood has a new community plan after it passed unanimously at city council Wednesday following a public hearing with residents who generally voiced support for the plan.

The new plan was a revamped option after council last year backed off some elements of the proposed community plan after neighbours complained the city was trying to unnecessarily shove density on them.

More than two dozen speakers addressed council, which was scheduled to vote on the plan later Wednesday night.

“I’m a Marpole resident and I’m in favour of the revised plan,” said Albert Leung.

“I can’t ask for a better process than what I’ve seen.”

Nevertheless, Leung noted, densification will bring more traffic and congested arterial roads.

The neighbourhood of 24,000, which spans the south side of Vancouver between Angus Drive and Ontario Street and from 57th Avenue south to the Fraser River, is undergoing massive change.

On the east, for example, it is pressured by the twin Cambie corridor developments of Oakridge and Marine Gateway, which will each add more than 4,000 people.

Under the earlier revision, city planners wanted to change the zoning for a large area of single-family residential dwellings between the two developments to allow multiple units. Residents vehemently opposed the idea, and their opposition became a rallying point for city neighbourhoods.

However, the new plan minimizes change to existing single-family areas, with 85 per cent of single-family zoned areas unchanged. Growth will be focused near major streets, transit, shops and services, and townhomes will be built in some single-family areas.

From SW Marine up to 41st, it seems half of the properties have a development notice sign. In this case, from 2 dwellings to 27 and a 2.7 FSR.


Over in Kerrisdale, 40th and Arbutus, 'Kerrisdale Gardens' appears to be near complete with its framing.



A few blocks south, from a church to 6 story, 56 dwelling, with commercial at street level.



Just one more block south was another development notice board. A much more modest 4 story, 2.31 FSR, with an elevated courtyard.
