Bad news

Comcast canceled the new building when they heard Philly approved new Google Broadband available throughout the city.

Site prep has been underway for some time. All of the old buildings are now cleared and below grade excavation looks to be wrapping up soon. I assume next week should signify that we'll start seeing some actual materials on the site shortly.

Those PHA properties alluded to in the article are a joke. How can a public agency just abandon prime properties on a prime block in the core of the city with no plans or immediate intentions? They let them lie fallow and derelict for over half a decade before they get around to them?

Wow, I almost missed this:

Quote:
On that same part of Chestnut Street, the Philadelphia Housing Authority sought out ideas for the potential redevelopment of three prime properties at 2012, 2014 and 2016 Chestnut St. It issued a request for proposals in December and declined to disclose who submitted proposals by its Feb. 7 deadline. However, based on its previously released schedule, a developer should be picked sometime next month.

One property, 2012 Chestnut St., once served as the agency’s executive offices and housed some of its other departments. PHA moved in the late 2000s and the building has been vacant ever since. The other two properties, 2014 and 2016 Chestnut, had been used for parking. They are also vacant.
So we have 2021 about to break ground, a serious new proposal at 19th and Chestnut by Pearl, and now potential new developments at the annoying surface lots on the corner of 21st and Chestnut. Toss in the newly completed 2116 Chestnut (Old Sidney Hillman Center site) and that is a LOT of new development in a 2 block stretch. I can't wait to see what this area is like in a year or two!

The question is: which disappointed you more? No CITC? Or no Google Broadband?

Potential Development over the Rail Yard and Drexel's Master Plan:

I like this idea alot...could really liven up the area and make the plan over the rail yard a reality.

It's good training for marriage.

And we can justify having this exchange of posts in this thread, because it's about the formation of a new household in Philly.

Just don't tell us that after the wedding, you'll be moving to Boston.

I got transferred there a few months after we started dating but she hated it there so when my lease was up I moved back. Boston is pretty but it's people leave much to be desired.

Another Penn building soon /yawn LOL

The "Neural and Behavioral Science" building will be six stories, fairly large by the looks of the one render, and LEED silver is the aim.
"WHAT’S INSIDE: The six-story NBS Building—which will be at least LEED Silver, as are all new building projects at Penn—will house research laboratories, teaching facilities, and plenty of space for students to congregate and study. Hollenberg says public space will run along the south end of the building, with teaching and offices to the north. The southern side of the building will also have a white mesh metal screen overlay, which is both a striking design element on the façade, and an environmentally friendly way to shield the windows from the sun."

Cheers,
G.

Have they actually begun construction of this? I quickly drove by a month or so ago, and it looked like the old building that this will replace was being demolished.

The problem I see with analyses like this is that it seems like it is comparing Apples to Oranges.

Median rent is $1600. Ok, I can get a pretty nice apartment in a decent neighborhood in the city for that.

Median home price is $175,000. Is that going to buy me a nice house in a decent neighborhood? I don't think so.

Cedar Park in West Philly, for example has lots of nice apartments in that price range, and even cheaper. But a decent house in Cedar Park? Well, you could get a one bedroom condo for $200,000 to $250,000. Or if you want a nice row, maybe $250,000 to $350,000. All the way up to $400,000 or higher for half of a nice twin.
