Barry Sternlicht’s Starwood Capital is in contract to buy a 34th Street retail building with significant future development potential for $250 million, The Real Deal has learned.

The site on which the property sits could be redeveloped into a 300,000-square-foot retail and hotel tower, using unused air rights, sources said.

The 78,000-square-foot building, at 144-150 West 34th Street opposite Macy’s department store, has been owned for almost two decades by the Kefadilis family, which heads KLM Construction company.

It is currently occupied by retail tenant Old Navy, which has another six years on its lease.

Doug Harmon and Adam Spies of Eastdil Secured represented both parties in the deal, which is expected to close this month. When contacted by The Real Deal, Harmon declined to comment on the transaction.

The deal has been in contract since December 2013, sources said.

Neither Starwood nor a representative of the Kefadilis family could immediately be reached for comment.

Sternlicht, known for his luxury hotel investments, has reportedly been looking to sell off shares of Starwood in an initial public offering in order to raise funds and finance new businesses.

The company is involved in luxury Manhattan residential projects like the Baccarat Hotel & Residences New York, which is currently in sales mode, and a 65-story rental at 252 East 57th Street, for which it issued a $450 million loan earlier this year.

Demolition permits for the existing one-story structure were filed and approved earlier this month, and per Winick, the new 245 West 34th Street will open in the spring of 2015.

I mean, you would be hard pressed to make that site worse looking than it already is, but I have full faith in Mr. Kauffman to eff it up as badly as possible. Maybe an empty lot isn't the worst thing after all...

As we’ve already reported, there will be offices on the second through eighth levels with three apartments on the remaining floors.

New 28-story hotel planned for Midtown West

In January 2013, The Real Deal reported that Raber Enterprises purchased three adjacent commercial lots in Midtown West for $33.5 million.

In its report, The Real Deal said the buyer was likely to build a hotel on the site. Now, more than a year later, we can change that “likely” to a “definitely.”

According to a DOB permit filed on March 14th, 2014, the developer is looking to build a 28-story hotel at 320 West 36th Street. The architect listed in the permit is Stonehill & Taylor, a firm that’s designed several hotels in the past, including The NoMad, the Ace Hotel and the Crosby Street Hotel.

The site consists of a two-story parking garage, two-story office and warehouse building and a one-story building that acts as an entrance to the garage.

This one is directly south across the street from the planned residential tower of Manhattan West. Hopefully they can buy more air rights.

The first permits are up for a substantial hotel that will soon rise at 350 West 40th Street; Kaufman’s latest creation is being developed by Sam Chang, of McSam Hotels. The pair have collaborated on numerous projects in the vicinity.

Per the DOB filings, 350 West 40th Street will stand 35 stories tall, but ceiling heights will be incredibly low, as the tower will only rise 315 feet to its pinnacle. That does make sense given its scale and the size of rooms, which will be tiny; the 177,729 square foot development will be divided between 594 ‘dwelling units,’ aka cabins.

The average room will measure well under 300 square feet, and each floor will have 18 units. The ground level will have bicycle parking, the lobby, and an ‘eating and drinking establishment,’ while there will also be a rooftop lounge.

No date for completion has been announced, but permits for the demolition of the existing parking garage were approved on January 14th, indicating construction is imminent; the block is already largely dominated by budget hotels, so at least the new 350 West 40th Street won’t be out of character for the location.

The McSam Hotel Group is looking to build an 18-story, 80-room hotel – either a Comfort Inn or a Days Inn – in Midtown West, company head Sam Chang confirmed to The Real Deal.

Chang’s partner Dun Zhang at McSam filed plans with the Department of Buildings late last week to demolish the four-story, 9,500-square-foot warehouse currently on the site at 337 West 36th Street, between Eighth and Ninth avenues. Construction is slated to begin six months from now, at the earliest, Chang said in a phone interview from China.

“I made a promise that before I retire that I would sure make sure everybody owns part of a hotel,” Chang said, referring to Zhang and other partners.

Chang, who expects to have a reduced role with this project, said last year he intends to retire sometime this year. He has not, however, yet set a retirement date.

McSam, which is based in Great Neck, N.Y., bought the property for $7.2 million from Kozani Properties in October, records show.

NYU The owner of the building that NYU leases the dorm from subsequently sued to halt the project here near East 14th Street, but the city apparently sided with the developers… the DOB ok'd permits for the 16-floor residential building as Curbed reported last March.

We were walking by the Aloft construction site at 27-45 Jackson Avenue last week when we spotted a new rendering for the building. The rendering is a slightly different take than the one Queens Brownstoner posted back in August,1 especially when it comes to the other buildings on the block. Although the original delivery take was reported as September, 2015, you can see from the board below that the new time frame is Spring of 2016. The second photo below shows that demolition is complete.

When all is said and done, the building is projected to be a 22-story building on the existing 20-foot-wide and 200-foot-deep lot.

It's a poorly written article-- sorry. I think they are talking about the Hunter Street side of 27-45 Jackson.
