Great - that area is in desperate need of infill. So much great stuff is happening north of Fillmore, but the avenues between Fillmore and Monroe are a bombed out stretch of parking and/or dirt lots.
2nd ave hasn't had as much success as 3rd-6th anywhere, so I'm happy to see development coming along the entire stretch with MetroWest's restoration/1-family building at 822, 814, and 816, and this project at 350. Hopefully, this also brings attention to that Victorian House and encourages some type of reuse.
Unfortunately, the biggest issue will continue to be the lots behind the YMCA. I seems like the ideal spot for the kind of housing that was once proposed. An 8-10 (would prefer taller as it heads toward Monroe, but not sure we'll get to that point in terms of demand again soon) story project would be perfect, in scale with the neighborhoods to the east and west, and beneficial to the vitality of Civic Space.
It also wouldn't hurt if arsons would quit targeting targeting historic properties and hit up O'Neill Printing (in a situation where they'd be fully reimbursed and able to afford an architect to design a new, more urban-friendly building for them).
