The reason they are offering this type of promotion is so they don't have to lower the total stated cost of units, which would truly tick off previous purchasers. This way they can maintain existing prices and make it seem as though values have not dropped, when in fact they have dropped. Only way to try and spur sales without actually dropping the price, which is what is necessary. Value of the promotion is only around $15000, so doubt that many people are getting that excited. Cost also much less for the developer as they would have gotten a nice deal and can still write off the costs of each car. Other developments are also offering a lot of goodies right now, which is just more proof of how soft the condo market is softening.

So, the builder will give the money to the buyer so that the buyer may get the lease. If this is in one installment, not bad. But if it's a month-to-month thing, I wonder what happens if the builder comes up short on the funds or if there is a delay

If I was one of the next 12 buyers, I'd just request an equivalent discount off my unit. Less $$$ to mortgage and less CMHC premiums to pay.

I would not say the sales are poor the first 15 floors have done good sales wise.

Well weren't the first floors sold when there was actually a tonne of demand for condos? The lack of units sold on the newer releases is pretty pathetic.

I wonder how many of the folks on the lower floors will walk away if the developer misses its deadlines??

People need to keep in mind that there has been around 13,000 public sector lay offs in Ottawa thats a big factor.

Sequencing of Soho Towers

Does anyone know what the sequencing for the two remaining Soho towers to be built in the Preston/Civic Hospital Area will be?

Given how they are having difficulties selling some condos at the Soho Champagne Phase I, what is the likelihood of Champagne Phase II and Soho Italia to be built?

A number of amenities, namely the kitchen, the wine tasting room, the change rooms, steamrooms and saunas, the Soho Theater and the lap pool are all part of the Champagne Phase II.

One would hope that Mastercraft Starwood will focus on Phase II of Soho Champagne prior to moving on to the Soho Italia

I would much rather they focused on Soho Italia! It would remove an eyesore of a lot while adding a landmark to the dow's Lake/Little Italy area.

I just want ONE of the proposal tall towers to go forward in that area, and Italia stands the best chance of seeing the light of day.

Don't get me wrong - I'd prefer they all go ahead.

I said this because in a time when condo sales are struggling and/or stagnant, I'd prefer to see Soho Italia built instead of Champagne 2.0 (if there were only enough condo buyers to fill one building).
