They're considered just interim uses until the area can support more office space.

From Yellow Fever at SSC:

RESIDENCES AT WEST:

Looking good!
The red stripes will match Wall Centre False Creek, I guess.... but would have been sleeker without them.

Residences at West looks amazing. I really like the red, helps break up the elevation and draw attention up off the podium.

Construction in the neighbourhood seems to be "Full Speed Ahead"!

There are a few other businesses coming for the area's residents: BMO is opening a location in the Shops at West and a cake/tea shop is coming to the Wall Centre (east building facing Manitoba Street).

Someone asked that a while ago and I think we concluded that the space will be used to widen Quebec Street, plus a wide sidewalk. The small white building at West 2nd just needs to be redeveloped as well for that to happen.
In the pic you can see that the Maple Leaf Storage on the south side of 2nd Ave. is set back the same as Meccanica.

The proposed Kingsway Connector was the rationale for the easement/setback requirements along the east side of Quebec. However, it was my understanding that the Kingsway Connector had been dropped from the plans in the CoV's Transportation 2040 plan. On Main st where the Kingsway connector would have punched through the block below 7th (the large surface parking lots) the City will sell the surplus land while retaining enough to build a Main Street-facing urban plaza from which one would have a great view of the convergence of Main & Kingsway. At least, that's my recollection from having read the draft Mt Pleasant plan a couple of years back.

Thanks for the photos. Meccanica is turning out well.

I initially misread nds88's post about the Flying Pig attempting to secure a ~500 sqft patio as them trying to secure a ~500 seat patio. My first thought was "that can't be right; where would they put it?", which prompted a hasty re-read of the sentence.
