Yea, there's been literally nothing in the way of final plans to be found since the current building began construction. Even PDF's recently mentioning the Annex cryptically say "Block 12 may include future phases. This could include office or retail. The City of Tempe may send an RFP in 2014 for retail along the north side of the existing building." Seems so strange given that they typically have detailed plans a couple years in advance due to budgets, etc. It seems like, at least for the plaza area, we will be seeing retail built given the other information I found regarding Tempe/ASU trying to lure higher end retailers. As for the western part, I guess we'll have to wait and see. Whatever it is, I hope it's higher than the current building. College needs a little height on that side to balance out the Hub.

The same goes for the streetscape project. They picked a design team ages ago, and I have been trying to find plans and designs ever since, but no information until just recently as Block 12 wound down.

It's crazy how long Block 12 has been in the works. In trying to find some more details, I came across a ton of old article and documents from the early 2000's that quote mayor Neil Guiliano saying circa 2002 that College was poised to turn into a mini-Mill Ave, and they were RFPing and working with developers to build blocks of office and condos. It looked like the Armory site was close to being a done deal - wonder why that never happened and turned hands so many times? Mona Plummer was also going to move to Lot 59 for additional development if the market deemed fit.

The Arts and Business District (Mill/Uni) has been just as long of a wait; some PPTs list both as "in progress," and I found full details on the Bruder-designed Gateway project originally proposed for that corner.

I think a combination of the old College plans with what we have now would've been ideal; I also found several quotes from throughout the years that councilmen were opposed to any student housing in downtown proper. And, while the Hub is a high-rise I'm not sure the private sector would've given us, and was also the catalyst for a lot more development 2-3 years ago, I do agree in principle. That site, along with Block 12, were supposed to have significant private components, and I think condos could've sold at some point given the direct views of SDS. With the Transit Center right there, I just would've like to have seen Mill and College as book-ends to downtown, but College has essentially turned into a vehicular campus mall extension. Even if the restaurant and retail tenants are more upscale, there's no market residential within sight.

That is awesome! That warehouse has been in remodeling for over a decade, I'm glad to see something interesting is going in there. Is there anything else going up on Farmer? I haven't seen or heard anything except for the possibility of a second Encore.

Looks like Tempe may be looking into expanding the Tempe Center for the Arts to include space for the Maricopa County Community College District's Corporate College...

Yes, two big wins! The Madison would've been great for College Ave, but this is good news for Farmer as this project will bring in such an eclectic clientele 24/7. Really hope the second Encore gets built soon, and that future phases of the district begin somewhat soon. The west side has turned out really great, and the eastern side is so far providing quite the mix of uses. Some rentals (not low-income, affordable; non-luxury) apartments similar to Argo with food truck plazas and art galleries would be awesome.

EDIT: Arquitect- nothing as of now. Even the second Encore seems flakey; I'm going off the developer's word that it isn't dead, but it's delayed by several months and they'll be working on The Row beginning shortly. Not sure of their resources or what the financial market looks like for the senior housing sector right now to support both?

The University Center on Dorsey and University? AFAIK, the offices are being left as is. The only development being done is a faux-urban apartment complex adjacent to the Chompie's parking lot dubbed "The Residences at University Center." I'll be corrected if wrong, however.

No....those buildings are earmarked by redeveloped when Carston is demolished.

It looks as if site work has started on the 2nd tower of the University House (formerly known as The Hub).

Has anyone seen renderings? I'm hoping for less stucco on this one...

They will indeed have less stucco (at least on the east facade, which is the visible one). They went with a different architect, out of Austin, and they did a pretty good job. The design still matches the existing tower, but in my opinion it is better done. The building will be one story lower and doesn't really connect with the existing except for the three levels of parking garage, which will be expanded to cover the new footprint.

Most of the eastern facade is glass, with a little angle pop-out. And ugly after-thought balconies!

Good to hear. If more student housing had to come to market, I'm glad it will be adding density to an existing site, height and density to a quieter part of downtown, and covering up a hideous high rise from multiple angles.

The new tower will be using stucco, as well, but is more cohesive with less concrete, and will be using shades of blue to complement the green.

It'll be nice to see this tower come up. Hopefully they'll continue filling their retail spaces with more tenants (it seems that each time one opens up, another starts construction) until they've filled all the spots. These extra residents will help with that, if they still haven't filled up by the time the tower's complete.

This might be a little too technical, but the reason that some of those spots haven't filled up is do to the limit on how much grease they can produce. If you notice, there isn't really any real greasy fast food. Jimmy Johns produces no grease, and the BBQ place very little. The reason is that for some reason, the oil interceptors were not part of the design until the second phase (as it was revealed to me by one of my colleagues). This is one of the first things they will be installing once they tear out that little parking lot. So once those are in, you will be able to see burger joints and the like.

Dont know if anyone has seen this proposal for the north side of Tempe Town Lake. I think we have discussed rumblings but this article has a rendering.

It seems like a really bad place to build a bunch of apartment units there is one tiny street that goes back up to college under the 202. The article mentions that there **may** be a connecting street, I guess linking the site back to Playa del Norte/Rural road but....what do you guys think?

The Gammage pkwy power parasol is pretty bad. This used to be a lush green median, right?

Correct and if you remember the renderings has grass but so far it's rocks...

They also haven't replaced the university markers at Gammage/University and Apache/College as they did at University/College and Terrace/Rural.

As someone pointed out there's no activity at former Tempe Center for USA Place/ Omni Hotel. I would imagine that we won't see any work until end of the Spring semester.

Uh oh. I think criticizing the parasols at Gammage are a no-no. In other words, I completely agree, expressed concern when the renderings were first released, and most responses indicated it wasn't anything worth discussing.

Both these and the ones installed at the MU were terrible- the idea and the execution. Why would it be appropriate to install parasols over an existing shade structure that serves as a public art piece (MU)? Or, to rip out landscaping and install them along a parkway that leads to the most iconic building on an otherwise cheaply built, beige infected campus (Ganmage)?

These brutalist panels should be saved for the tops of buildings and parking structures. For malls/parks/ground level, they really need to turn to more artistic design. Even the ones at Civic Space, while basic, are more aesthetic than these scifi monstrosities.
