Update 2, Eastside Trail Projects

Went on a bike ride and snapped these:

Ponce City's exterior work is coming along great. Ramps are climbing up the building and the upper parking lot is coming together.



AMLI Ponce Park is working the structure up to the south.
(Bonus event at the Masquerade)



755 North is also working their structure up further south.



Through the trees here you can see 280 Elizabeth rising up around it's deck.



The Beltline was very crowded today. Really amazing what it's done to this part of the city. Hoping the extensions will help alleviate some of the foot and bike traffic on it.

FACEIFTS ON : JUNIPER ST, PEACHTREE ST

It also talks about the construction projects that starts in 2014, like the beatification bridge project and it says it will include new bridge fencing, wider
sidewalks, bicycle facilities, landscaping and lighting. Design is underway and construction is expected
to start in 2014 and complete in 2015. This $2.9M project was funded through the Department of
Transportation, Woodruff Foundation, and the Midtown Improvement District.

Mixed-Use Proposal for Pullman Yard Gains Support

On that note, it's worth issuing the reminder that another group also has its eyes on the 25-acre lot, which is currently being used to film scenes in the "Hunger Games" movie series. Atlanta ContactPoint — slogan: "Empowering You to Play" — has asked to buy the Pullman site and turn it into a mecca for indoor and outdoor activities. The nonprofit wants to connect with partners and bring "multipurpose play fields for use by all children and adults 18 hours per day, 365 days per year." Under those plans, the existing buildings would also be refurbished and refitted with energy-efficient technology. The sports complex would strive to "incorporate MARTA, Atlanta Beltline, PATH, and shuttle systems as alternative means of transportation."

Remember the Odyssey Sportsplex that was talked about a long time ago? They have a new Web site, and it states rather certainly that construction will begin this year:

I'd rather have the sports complex at Pulman Yards which seems to have a sensible business plan. Instead, we get a crummy development there and this over-baked "sportsplex" concept at AS. I know there are a lot of crazy parents pushing their kids in sports but they aren't the parents living close to AS.

"The new recreational facility would include an Olympic-sized pool; 10 basketball courts; 11 tennis courts; two lacrosse and soccer fields; and a hockey rink." Sure it will.

Atlanta is campaigning to become one of a handful of cities to be designated a Global Smart City for Mobility — a move that it hopes will catapult it among the world’s technology capitals.

A contingent of Atlanta mobility executives and economic development leaders were in Barcelona, Spain, from Feb. 24 to Feb. 27 attending the GSMA Mobile World Congress, the largest mobility convention in the world, attracting more than 70,000 people.

GSMA is finalizing its criteria to name a small group of metro areas — probably beginning with just four cities — that would qualify as Global Smart Cities ...

Not to be the bearer of bad news, but I'm not sure if that's an actual development. If you notice, it includes the lot where work is underway for the 20ish story college apartments. That looks more like marketing material than an actual development.

That actually is a real project, however those renderings look woefully out of date--notice how few buildings there are in Midtown! There are some current renderings here:

I talked to someone at Kim King a couple years ago and that individual indicated that the company was shifting away from development into research and 3rd party services. Of course Atlanta was still very much in the doldrums at that point. I'll look forward to seeing ground break on a couple of these [Midtown] projects, and I'll be blown completely away if more than 50% break ground within the next 2 years.

Does anyone know the list of retailers going into SOB? I know a couple high profile announcements were made, but I don't think we ever saw a public list and it seems like OM and [CBRE---they're still marketing?] are keeping hush hush until signs start going up on the retail spaces?

River Oaks District in Houston is very similar in scope, similar market and submarket, same general design, and same developer. They signed on the following known retailers:

Diane von Furstenburg (rumored)
Roberto Cavalli (confirmed)
Dior (confirmed...they left the local mall for this new valet development)
Hermes (similar to SOB)
Tom Ford (rumored)
John Lobb (rumored)

So Houston's version of SOB is definitely going high end.

I think 50% would be terrific. In almost everything in life that one plans 50% is a very good percentage. We become so used to believing our own expectations that we forget that many are never met. The old saying " I'll believe it when I see it," really applies to the area of construction and sometimes it is hard to repress the excitement that grand proposals offer. Nonetheless, there are a lot of cranes around the city now and a palpable feeling of growth after a few years of the doldrums. I think we were spoiled by the work taking place 10 years ago. Regardless, there are some advantages to a little slower development. It gives the new buildings a little more time to settle in and fill up. When I visit cities with rapid development, e.g. recently returned from Beijing and Berlin, I am always thinking of the infrastructure that may not be there to support rapid development. We tend to think only of what is above the ground and visible rather than the sewers, drains, electrics, transport, police, etc. that are needed to support new buildings and population shifts.
