Suburban Updates - All Other Metro Vancouver Municipalities

We should just get rid of all the houses and roads and build one big highrise that spans 20 city blocks

People seem to think that anything taller than 2-3 stories will ruin the intimacy of residential neighbourhoods.

I think the scale of building below (NOT architecture) will work very well in most of Metro Vancouver.

Actually we already have some local precedent in the form of West Vancouver's Evelyn drive development:

IMO, the above could be most of the SFH neighbourhoods today (except for extremely lushly vegetated areas with beautiful houses like Point Grey or Shaughnessy). Anything taller than 7 stories, to a maximum height of an average coniferous tree (~15 stories), will be allowed only among tall groupings of trees and if planted extensively on all its balconies like a vertical forest:

Anything taller than 15 stories and distinctly a glassy high-rise form, can only happen along mass-transit corridors. I see Vancouver's future skyline as a network of ribbons, rather than an uncontrolled growing blob. Can easily fit three times the current population in the same footprint... in fact I rather reduce the urban boundary and return some of our suburbs to nature.

Yeah, I think this all the time. Richmond's actually doing a pretty good job in building townhouses up and down the major roads.

I agree with dleung and Vin re: upzoning most single-family neighborhoods to allow for 4/5 storey residential buildings. Incidentally, I just found a project website for another proposed apartment building near Downtown Poco. Looks much cleaner than the other one, and would be an appropriate aesthetic for Vancouver neighborhoods if executed properly:

Downtown Poco has largely been converted to 4 storey cond buildings over the last 20 years. They are many different designs, some dreadful 90s 'leaky condo' types, and some great wannabe historicist ones.

West Broadway west of Granville is seeing quite a lot of similar projects. And I like too!

I doubt that we will see more than one or two fully office developments I'm Richmond but I believe most of the developmens along number 3 are in cling office components in them like the new Aberdeen center additional.

Yeah I wouldn't expect anything big but something along the lines of Marine Gateway office tower would go a long way in making downtown Richmond feel like an actual town centre rather than just apartments for Skytrain access.

Yeah there is obviously a big condo boom going on in Richmond thanks to the Canada Line, but I just want some office space to make it a true node in Greater Vancouver.

Richmond is amazing! Thanks bils for the update. I love the podium on Cadence, and I'm excited to see Mandarin go up beside Brighouse. Does anyone know whether the Mandarin project will be combined with the new bus loop down there?
