Empty lot at 13th and South FINALLY set for development.

No skyscrapers announced - but some good infill that shouldn't be overlooked! E.g., King of Jeans redevelopment, 13th and South development.

That's the shibboleth for anyone who fancies themselves smarter than the average Philadelphia bear.

Here's a quiz. I just found this on Flickr. Guess the year and the location. And name for me the three buildings in this photo that no longer exist.

Picture is being taken from the The Philadelphian.

Its 1983-85. One Logan Square is there and City Hall isn't covered in scaffolding yet.

The Youth Study Center, Meridian Building, and the little red building behind the Four Seasons in the photo are gone.

That's not the Philadelphian. It's the building across from Van Coln field. The Philadelphian couldn't get you that angle. It's on the far side of that building. It's definitely pre-1986 as Liberty One isn't in it and I think it would be at that angle.

Another building is gone too: the midrise building with little square green windows just north of the Sterling (then the Carlton House) on 19th Street.

It was some sort of women's dorm originally (perhaps for Moore?) and wasn't a bad piece of brutalist architecture. Definitely one of of the more unique modern buildings downtown while it existed.

That would be nice, and symbolic. Enjoying the freedom of having a beer out in the open near the Liberty Bell. It would be best if you could drink the beer in actual park land, but hey that's just what the rest of the world does.

It'll probably diverge some, but the general look is right. First floor will be 14' high, though. Developer has sworn up and down no national chains, for what that's worth.

... In case you want some good design idea references that are sure to be ignored by their selected developer.

I wonder if there is any way the city could figure out some economy of scale contracting to do the caps over Amtrak (Drexel), Delaware Ave (Penns Landing), and Vine Street Expressway (Mormons and Logan Cir) in the one fell swoop.

Just an FYI the author of the article had the facts all twisted.

The Amtrak/Drexel/Brandywine group is looking for a master planner for 30th Street Station and the area around it, including concepts for the yard. They are NOT seeking developers at this stage. Related but not directly part of that plan Drexel is seeking a campus planner to help develop the Superblock asap.

Just PLANS for a River City in this phase. But they'll be trying to get more reality/market based suggestions for build out so it's more like a good hope for it to happen rather than being something wild and completely untenable like every single yards plan in the 1980s. Build out over the yards (for like and added $200 a foot in construction) and put an arts venue on it? That's crazy talk.
