Being the " new kid on the block " , I'm a bit fuzzy with the architectural
proto call for criteria . Some of the postings I have read appear to list both
2021 and 2116 as being , somehow related or in someway part of a bigger
project encompassing that area . I notice that there is a big difference in scale
between 34 stories , 379 ' and 12 stories , 152 ' so what criteria is appropriate ?

Most likely
1) Comcast Center
2) CHOP Tower

Least likely

I didn't include the casino proposals because that selection is based on the upcoming vote.
I guess we had the same thought around the same time....
I went back and added all the other projects I could find, and color coded them by (my perceived) likelihood of being completed:

Gray = DONE or basically topped out
Red = PROBABLE
Orange = POSSIBLE



I didn't include Castleway, 205 Race, 401 Race, or 735 Columbus Ave, Edgewater II, Sugar House future phases, or Divine Loraine because I dont know how serious those are. A lot of those will either die or drastically redesign before going forward (I think).

After doing this and taking a look around the different views I would say the land between the 34th Street bridge and the Schuylkill Expressway bridge against the Schuylkill River is the best place to build a highrise for the best future views of the city. It would see all the Cira towers, CHOP towers, CITC & Comcast, Liberty 1 & 2, and SLS while overlooking the river and trail

Almost positive they are selling the MAJORITY stake... meaning not all of the building. They are selling 75% of the building but keeping the 25% necessary to construct the tower.

That picture is ridiculous. When is the building lit up so nicely, and when did they put a sign on the top? Wasn't that an idea they got approval for a while ago but never actually did?

Toll Brothers planning two highrise condo towers, one at 19th and Walnut and one at 5th and Walnut. 19th and Walnut could be over 600 feet and will include a hotel as well.

Will keep informed when I find out more information.

Most likely:
*Comcast
*FMC
*the Mormon jawn

Least Likely:
*Either of the Center City Casinos (based on how the commission seems to be leaning)
*Anything on the Delaware Waterfront. For whatever reason we always get loads of proposals there and nothing ever gets completed.

Wow. Very exciting! How much experience does Toll Brothers have in doing condo towers though?

Are we talking the vacant lot on Walnut or are they actually going to take out a building at the corner of 19th and Walnut?

I'm not sure if they've actually built any in NYC, but I know they are planning a few in NYC and possibly have already built one or two.

Zoning was approved for the 525 foot Castleway tower, anything taller than that will need further variances. Lot at 5th and Walnut, no idea what it's zoned for.

They're in the process of selling it (land and zoning approvals) to Toll Brothers.

They're trying to speed up the process. They want to start construction before Dranoff starts SLS International.

That is a rendering based on how the building use to look and might again in the future. If you look at old photos of the LIT building it had similar signage.

They do have high-rises in NYC.
