I was just being sarcastic... seeing as someone just had to point out that Evergrey made a major error (sarcasm again) by calling it Garfield, when it is about 20 steps across the street in Bloomfield.

It's kind of dumb that Bloomfield and Garfield are not the same neighborhood anyway. Friendship too. Pittsburgh's neighborhoods are bizarrely balkanized and there's probably three times too many of them.

The real problem is the municipal balkanization in Allegheny County and the region. It's dumb that so many municipal governments serving populations less than 5,000 continue to exist in a metropolitan region of 2.5 million.

Fortunately there is very little of significance that really happens on the neighborhood level. Even the local CDC includes all of Bloomfield, Garfield, and Friendship, and for most purposes the nine City Council districts are the most meaningful subunits.

Speaking of worthy projects along Penn Avenue, the Children's Home is planning an expansion of their hospital wing:

http://www.post-gazette.com/local/city/2...xpand-hospital-wing/stories/201402210114

The article referred to a "west wing addition", so I suspect they are going to eat up some of the back surface parking lot on that side:

Walnut Capital under construction with long-planned hotel in the Strip

After years of consideration, Walnut Capital is now demolishing a portion of its 1400 Smallman St. development in order to replace it with a new 150-room Hilton Homewood Suites hotel.

Gregg Perelman, principal of Walnut Capital Partners, told me demolition began on the project this week for a hotel he said will take about 18 months to build.

It’s a project that comes with the challenge of not disrupting Lidia’s Pittsburgh, the local restaurant of New York-based celebrity chef Lidia Bastianich, which will continue to operate through the construction of the new hotel next door.

Excellent.

It also looks to me like they are doing prep work at the site for the new BKSQ 2.0 office building:

Larimer/East Liberty Phase I got a tax credit approved:

http://www.realestaterama.com/2014/02/21...arimereast-liberty-phase-i-ID023809.html

Quote:
Located at the intersection of East Liberty Boulevard and Larimer Avenue, Larimer/East Liberty Phase I will transform a key entrance to the neighborhood, replace a distressed public housing site in the neighborhood with a new mixed-income community, and create opportunities for businesses to begin returning to the neighborhood through the inclusion of innovative live/work units. Larimer/East Liberty Phase I also supports the community’s goals of creating green and sustainable mixed-income housing.

Larimer/East Liberty Phase I includes 81 residential apartments and four live/work units that are affordable to households with a range of incomes. Project Based Housing Choice Voucher subsidies will be available for one-third of the units, one-third of the units will be affordable to households earning 60 percent or less of the Area Median Income (AMI) and one-third will be market rate units which are unrestricted by income. Ten units will be fully accessible. The total cost for Phase I housing development is estimated at $22.4 million. The four live/work units located on the first floor of a mixed-use building at East Liberty Boulevard and Larimer Avenue are designed to be used as retail or office space, a combination of commercial and residential space, or as residential space. These units will support the return of business activity to Larimer Avenue, while the unique and flexible design makes it possible for them to be used as residences if commercial uses are not immediately feasible.

Does anyone know how old that building that is being demolished at 1400 Smallman Street is?

Looking at it on Google Maps, it looks like it was built relatively recently (within the past 10-15 years). I don't like to see a building go up and come down within such a short time span, but it sounds like Lidia's is the only successful tenant that's ever been there.

According to this, it was built in 2001 (so your 10-15 year guess was right on):

They are not demolishing the whole building, incidentally--they are reconfiguring a good chunk of it to serve as the base of the new hotel (borrowed image):

That hotel is sorely needed in the area, no doubt about it. And frankly, I think it will be a big selling point to hotel guests that Lidia's is accessible from the lobby!

On another note, any news on the old Oakland Portal project? Has anything started up as of yet?

UPMC has filed for demolition of 118 Craft Avenue and 3119 Forbes Avenue in preparation for construction. See the demolition permits in the Planning Commission Presentation from Feb. 4th. (http://apps.pittsburghpa.gov/dcp/schedule51/presentation-51-497.pdf)

Found some real renderings of Oxford's 350 Fifth skyscraper on DLA's website. It said that it was designed in association with Gensler for an "private client." I am really liking it form some angles but am still a but unsure. Not sure what this means for their search for an anchor tenant.

^^^Can anyone tell what the company logo on top is?

It might be US Steel, they have been talking about moving, but other than that, Oxford may try and lure someone in from the 'burbs.

I am convinced that Oxford is fully committed to building the skyscraper. So they've now retained DLA and Gensler. It looks like they will wait patiently to find an anchor tenant which no will not be US steel as they have already announced they will not move there. Even though it is obvious that it is Oxford with their plan for 350 Fifth it is interesting that the DLA website only mentions a "private client" and the address 350 only appears once, slickly hidden behind some trees in the last pic posted above.

Yes, US Steel is out, but I can't help but think that rendering's logo is supposed to the old circular US Steel one.

Not a spectacular design, but simple, contemporary and nice. And helps fill in the gap in that part of downtown.
