With a price tag like that (bigger than the Daimler/Chrysler deal, if I recall correctly) I can't help but think the Comcast 2 tower was in the pipeline of anticipation and that they will need even more space once this deal goes through.

Interesting to see that townhomes will line Vine St in the Mormon building. That has the potential to scale down the street level and create a better pedestrian experience. That slice of Vine St currently feels like a highway, not an intimate city street. But me thinks that garages will line the ground floor, because I can't imagine anyone buying a townhome whose front door is on that part of Vine St.

Philadelphia Union finally coming to an agreement with Chester on building a practice facility and some additional office space in the Wharf it looks like:

The fields will likely be in the parking lot south of the stadium between it and the Wharf.


At the Union’s proposed practice facility, one field will be reserved exclusively for the first team. In the franchise’s first four seasons in MLS, the Union have split their in-season training between PPL Park and Nether Providence’s Chester Park. The latter required the Union to shuttle players to and from training, with them dressing at PPL Park before practice and showering there afterward.

The second field at the planned facility, Sakiewicz said, will lend itself to outside opportunities, just as his ownership group has made PPL Park available to a wide range of sporting events. PIAA playoff games? Youth championships? Early-round U.S. Open Cup matchups? Training for traveling international clubs? Player combines?

“Nothing is off the table,” Sakiewicz said.

The "LDS Church" is not developing this project. Property Reserve is. I know this sounds like splitting hairs, but PR is a for profit commercial development firm...and YES it is/was created by the LDS Church. It operates as a regular commercial taxable business. The LDS Church often encourages and sometimes taps PR to build or "control" development around its temples as much as possible. Many temples are surrounded by upper end homes. This being an inner city temple, it makes sense for PR to be involved to help ensure the temple is positioned in a good light. The building will have market rate apartments.

Post What's behind door # 3 ??

Summersm , thank you for taking the time and putting out the effort to compile
your list of up coming construction . The possibility of your list becoming reality
makes me salivate over the construction and permanent positions that they all would create . Not up on current news about Comcast / Time Warner merger ,
but if that passes the litany test , there may well be a third tower . I just doubt it will be a super tall ..... but if it means another 2500 new jobs .... Bring it on .

And on another topic , the USOC has sent applications out to at least 36 mayors
for feed back of interest in the 2024 Summer Olympic Games . That is not to mention some 18 other cities on at least 3 other continents that have shown an interest in hosting those games . Conclusion = Philadlphia being granted the 2024
summer games , sorry but don't hold your breath .

I can also tell you that the materials for this development will be top notch. Here in Salt Lake, the City Creek Center development was done very well and has had a very positive impact on the downtown area. Also, one thing that I'm sure will come up is whether the church will regulate the activities that go on inside the apartments (ie drinking, smoking, pre-marital —, etc.) and I can tell you that they won't. There is a large residential component to the City Creek project and there are no restrictions placed on the residents whatsoever, beyond standard noise restrictions or anything that a normal property management firm will enforce. So when the rumors come up about this, as i'm sure they will, you will know not to believe them.

The residential tower has a resemblance to 99 West, a condo tower in the City Creek development. It stands 375 ft.

Not nearly enough. Everyone I know that comes into Philly has trouble finding a room in center city because everything is booked. I don't know how a city that sees millions of tourists every year that is so undervalued by hotel rooms. Could use a few more thousands of rooms.

Thanks for the higher res photos...I can see my place! I should be able to offer some pretty consistent updates on this. I walk by that parking lot all the time...just yearning for it to be developed. I'll be excited for this to take shape.

I remember reading in the inquirer last year or so and they said Boston has an inventory of about 18,000 hotel rooms whereas philly had about 11,000 or 12,000 rooms. I found this astounding but Boston has much more tourist and business travelers.

Hmm. The "view along vine street" suggests that there is going to be retail on 16th street, right across from the 676 entrance. Not sure how well that'll do...

Typical negadelphian. They sent out applications to other cities, so there's no way we'll get it. Are you kidding?
First, not all the cities that receive applications will even submit an application. Second, of those that do formally apply, their chances will depend on what kind of bid they submit versus the kind of bid we submit.
Third, and this is what I always go back to: if Atlanta can do it, so can we.

INCORRECT. In 2009, Philly was the 9th most visited metropolitan area in the country. Boston? Not even in the top 10:

You have to start somewhere. The capping of the vine street expressway the build-up of that area NEEDS a focus on ground floor retail. It also makes walking biking to Fairmount a lot easier to CC and vice versa.

Also rope in the fact Boston has 80 fewer sq miles of land to put hotels in.

I mentioned a couple weeks ago on this thread what I wrote earlier today about people I know who have had trouble finding a room in center city because everything is booked. Well when I wrote that someone on here responded to what I said but contradicted what I said with a reply saying there wasn't enough demand. Which made no sense at all.

I have read that current hotel operators have protested new hotel construction in Center City due to oversupply and soft demand. They complain that they cannot consistently fill rooms . Now Im sure on occasions the relative lack of hotel supply in Center City is a problem(large conventions- holidays-4th of July) etc etc ..

15 cuts right through Montreal much like 676 and it has ground floor retail as well as office space. It can be done!
