RE: 1601 Vine Street Development

To address Cro Burnham the Catholic Church actually has those properties up for sale - this was mentioned in one of the local papers several months ago. And to whim to convert to Mormonism because they are good at business; why bother getting spiritually nurished when you can just as easily be a real estate developer or stock broker on your own. I actually like the building it is massive and a game changer for the area with decent and yes inspiring architecture. And it will blend in and dwarf even blocking the mundane Mormon temple and Mormon meeting house which are very frankly uninspiring.

I was just kidding about the conversion thing. I'm not religious and I think most large religious organizations are, at best, amoral. But I was expressing enthusiasm about the LDS investing in Philly. I think that's a real vote of confidence from a deep-pocketed organization that can invest anywhere it wants. The religious affiliation is meaningless to me.

All the Mormon temples that I've seen are white and brilliantly illuminated. At night they shine bright. I expect that Philadelphia's will receive the same treatment. Should add a lot to the Parkway. I wonder how the Catholic cathedral across the street from the temple will respond. A beautiful building but it's dark and looks neglected at night. Lighting on the new tower is likely to be impressive.

Updated the first page with new projects and renderings. Also moved some projects around depending on their stage in the development process.

Anyone else out there catching their breath? Between the "50 major developments", Gallery, University City explosion, CTIC, et al, et al -- buckle up ladies and gentlemen! I've never been so proud to move to Philly from the Midwest. Can't wait for our contined explosion. But keep it quiet lest we get giant heads like Boston folk Keep it Quaker - lets us all still afford to live here.

I guess the only question that remains is whether the deal will get DOJ approval. I believe Comcast has run into slight problems in the past with regulators. Though out of curiosity, wouldn't this significantly deplete their assets and hamper their ability to engage in more large scale construction, at least in the near future.

After they build the 1,121 foot CITC... I will be able to patiently wait for another tower

Nah, it is an all-stock deal. No cash is involved. Interested to see if the Robert's family stock control of Comcast will be diluted by the deal.

vRide will relocate from Troy, Michigan to Old City and bring with it 75 new jobs

Quote:
A provider of commuter transportation services called vRide will relocate its corporate headquarters to the Old City section of Philadelphia and has committed to creating 75 new local jobs within three years time, Select Greater Philadelphia said Wednesday.

City officials said vRide, formerly based in Troy, Mich., has entered into a lease for a 4,300-square-foot site at 309 Cherry St., the former home of Artisan Mobile— which moved to 234 Market St. to accommodate growth.

Incredible! This year is shaping up to be MUCH bigger than any year of mid-2000's boom.

With the recent flurry of proposals, it got me thinking about the likelihood that they get built - especially because it is becoming reminiscent of the boom, and because a few posters already made some very good points about saturation.

I'll start
Almost Definite:
1. Comcast - committed tenant 99%
2. FMC comitted tenant 99%

Very Likely
3. W Hotel - 90%+ committed hotel operators and financing & approvals apparently in place
4. 16th & Vine - Not sure about zoning, but in all likelihood they aren't even financing this. The Times article someone linked made it sound like they build with cash 90%+
5. Lancaster Square - committed institutional use & need (Drexel needs dorms) 85%+

Questionable
6. SLS - Zoning apparently is now in place, but do we know about financing? given that it took heft subsidies to build the W, will commercial lenders support yet another hotel?
7. 1919 Market - no idea

I'm sure others can help fill in the rest of maybe pipe in with some inside information

Its these small relocations from other states into the core of the city that are very important. Often over looked past all these huge condo towers.

The Time Warner news is huge. Where I live Time-Warner has a monopoly. No Comcast, no Verizon. Only alternatives are satellites.

Not counting Evo, Lancaster Square, or any of the Temple development I get roughly 2,600 apartments, 850 hotel rooms, and 2.6 million square feet of office. I feel pretty confident that most if not all of it will be built. That also does not count any of the medical/hospital space.

Philadelphia 2024 or 2028 summer Olympics

since I moved out to no mans land in the desert Albuquerque (suck out here) I not able to keep up with how things are going when it comes to the availability of rooms in the city. I know the city is going to try once again to summit an application to host the Olympics in 2024. so I am just asking this question to see where the city is positioned on this one issues
As of right now how many hotel rooms does Philadelphia have compared to Boston and DC
and what does the future hold for the city with new hotel development. what is the number of rooms required for actual vacancy for guest to attend the Olympics but still allow for the average tourist and business traveler to come to the city as well.

What's incredible to me is how the Philadelphia skyline is physically expanding in every direction like a balloon. FMC/Cira and the U City towers is pulling it west, Temple and the 16th & Vine tower are pulling it north, SLS is pulling it south, and the CITC is pulling it up into the sky. Truly staggering. If Philadelphia didn't already have a worthy national and international profile compared to the other great American cities, it will really shoot for the stars now.

All we need now is a little pop of towers along the Delaware to beef it up to the east.
