Yes, this building is being built in phases.

What you see there is where the proton machines are going to be. A lot of thick concrete having to be poured there. The "blank" spot at Peachtree and North is where the parking deck will be with conditioned space along North (hallway leading to offices, lounge, etc.) and retail along Peachtree. They'll be a big ornate entrance at the corner there. Also, apparently, that area will be able to be demo'd and a tower put on top of it when the market demands.

UPDATE: 60-story tower pitched for 'symphony center' site

On Feb. 5, plans were formally filed in Atlanta for Midtown’s long-vacant “symphony center” site at 98 14th Street.

The 4.5-acre site is sandwiched between the 50-story One Atlantic Center and the 41-story 1180 Peachtree tower. One tower could soar to 60 stories, including about 300 residential units and a 340-room hotel; another residential tower with frontage along 14th Street would be 57 stories and the third tower near the Promenade II building would have 39 stories. In total, the project could include 90,000 square feet of shops and restaurants, 1,300 apartments, 340 hotel rooms and about 1,500 parking spaces.

So does this mean construction to start soon?

They've not even released a rendering? Bastards!

Yeah, this is going to look great if it happens. Kind of takes the place of the failed Trump Atlanta project in volume/mass with a bonus building thrown in.

Well I hope it does this will put a big diffrence in our skyline, I just hope to see more renderings like this but just near the BOA because that area needs love too.

But 60 stories and 57 stories this got me excited "I just hope it happens" I have a feeling it will.
But next thing you know we will have 80+ stories poppin all over the place "hopefully" atleast one this year.

I think before this year end it will be another rendering like this. But I think I can see where this is going, I think when midtown towers get proposed like this they're eventually heading down southward towards the BOA, not to fall of subject but the reason I like this because its residential. To be honest all we need is a lot more office, mixed use and residential towers.

I love this project and I hope this project will make a great impact on the skyline (with oohhs and ahhhs) which I know it will, but I did some calculations if they have 12 ft ceiling for the 60 stories it be 720 ft adding a crown maybe 820ft not bad right??

We just need more info about this, and this just makes me curious about 1138 peachtree. That's 51 stories so that's a plus too!!!

EVERYONE BOW YOUR HEADS| JESUS PLEASE GIVE US THESE TOWERS I WILL LOVE TO SEE THESE TOWERS ARRIVE AND GIVE US A GOOD FRIENDLY GREETING TO OUR SKYLINE AS WE PRAYY!!!! AMEN

Simms to me we are too; I've thought so from the start. Very 'Urbanist' in costume...if you get my drift.

If that's the case, I'll have to admit it's kinda funny, although pretty annoying as I was/am not sure now that it was a real person.

Significantly less dense?
The Ponce/North corridor is the most dense area of Fulton/Dekalb that doesn't already have rail transit.

Those red clusters along Ponce/North have at least 12,000 people per sqmi. And that's 2000 census data. As other posters have mentioned, it'=has gained significant density recently.

That being said, we won't see any additional heavy rail lines in Atlanta in our lifetimes. Maybe an extension of the existing lines at most. But a streetcar / light rail network is pretty much a given within the next several decades.

Density includes both RESIDENTS and JOBS, especially for transit planning.

Don't get me wrong, I'm not anti-Ponce corridor. In fact, I prepared the Ponce de Leon Moreland Corridor Study, the Old Fourth Ward Master Plan, and the original plan for redeveloping Ponce City Market. However, the aggregate of jobs and housing combined at Emory/CDC blows Ponce out of the water. There are 30,000 jobs at Emory/CDC alone.

For details, please visit MARTA's website and review the data from the Clifton Corridor Analysis. It's pretty impressive.

Do you know of any similar density map as the one shown above, but one that explicitly shows job density?

More 98 14th Deets !

Atlanta Business Chronicle has obtained copies of the plans for the 98 14th Street project in Midtown, which is proposed for the 4-acre “symphony center” site.

The plans reveal previously unknown details about the nearly 2 million-square-foot mixed-use development that includes three high-rise towers.

The tallest, dubbed Tower C, would soar to 1,661 feet with 60 stories that contain 300 residential units and a hotel. Tower B would have 57 stories and up to 500 residential units. Tower A would have 39 stories and up to 500 units.
“The towers will share a common design language articulated with the extensive use of projecting balconies," say the plans. "The building envelope will consist of extensive areas of insulated vision glass and infill panels, connecting residents with their outdoor spaces … By varying degrees, the buildings will appear to be transparent, translucent and reflective of their surrounds and changing atmospheric conditions.”

A two-story open retail mall will serve “as an internal focal point of the development.” Ground-floor retail also will line 14th Street, wrapping around a portion of each tower.

In total, the project could include 90,000 square feet of shops and restaurants, 1,300 apartments, 340 hotel rooms and about 1,500 parking spaces. The development team includes Olympia Heights Management LLC and international design firm Arquitectonica.

“A refined palette of contemporary materials will give the various project elements a coherent and uncluttered appearance. Bold, understandable architectural forms will maximize openness, view and connectivity, while at the same time, making a distinguished mark on the Atlanta skyline.”

The development would be built in phases with completion set for 2020.

Agreed, and I'm very familiar with the Clifton Corridor Analysis (I used to live and work in the area).

I've always thought Clifton should be our #1 priority for rail transit, but I put ponce/north second because it would be a relatively short/cheap line that would connect to the Beltline and travel through areas of high residential density. We can also examine density in terms of uses (restaurants, bars, theaters, parks, etc), and in this respect Ponce/North far outweighs the Clifton Corridor.

1,661 ft is way off. Those elevations show nothing close to that.

The project looks great regardless.

Yeah. Maybe they meant 1 (one), 661 foot tall building.
