Agreed. This will be turned into residential space, as the other poster said. The bottom floor may work as a sort of gallery/museum/music hall (anything which can take in revenue), but this will have to be a residential project.

Not that I don't admire the arts backers' zeal. I just think their eyes are bigger than their head.

They should bulldoze that government housing just north of this site. I appreciate the trees in they planted but why do they try to bring suburbia into the city?

Pennsport is nothing like G-Ho, a more fair comparison would be to say the next Queen Village or Bella Vista.

What do you think would happen to the huge Time Warner building in NY? Do they sell their floors there or does Comcast just take that over?

I believe Time Warner Cable is being purchased by Charter Communications. Charter then sells NYC,New England North Carolina cable ties to Comcast. Its not like Comcast is buying Time Warner,rather a small piece of Time Warner Cable via Charter Communications.

I beg to differ. I lived in Pennsport for 5 years and G-Ho for 1. They have very similar characteristics. Abundance of row homes, next to a main transport artery, adjacent to center city but feels like youre in a warm neighborhood, and most importantly - upside potential. Pennsport is G-Ho minus 7 or 8 years.

Ten years ago G-Ho was very unsafe. Even ten years ago Pennsport was largely safe.

^^ At this point, G-Ho was very unsafe about 15-20 years ago. Not 10. Grungy 10 years ago? Yea, definitely, but it was upswinging by then.

Semantics aside, I hear what you're saying about Pennsport being more like a Queens Village or Passyunk where it never really deteriorated but never really took off as far as house values are concerned. Both places started from different places, but headed toward the same destination.

Point Breeze is the next G-Ho. G-ho is G-Ho because it is and always was a 10 minute walk to Rittenhouse Square. Pennsport is a 10 minute walk to Queen Village which, of course, is not the same thing.

Also, like PB, G-Ho was in somewhat abandoned shape at the turn of the century (2000)--Pennsport has always been pretty much a solid middle class neighborhood with sporadic development activity. In other words, there's just not the same opportunity for development that G-Ho had with its mix of empty lots and abandoned buildings. Will Pennsport activity increase? Sure, but reasonably and at the same rate as other fringe neighborhoods.
