I'm thinking along the same lines as you. The city will likely get one or two towers scrapped which would be the equal of 140 to 150 floors of condos. In turn they may grant 10-15 floors additional height on the remaining towers. All but guaranteeing a new tallest tower for Toronto.

The wait and see game begins....

Mirvish is really far down the totem pole for developer experience and resources in Toronto.

If Mirvish can do it profitably then a half dozen other companies who do have more resources, experience, and better margins will be putting up their own projects pretty quickly. In 20 years you won't see them unless you're standing directly infront of them.

Gotta give Mirvish credit for putting up the tallest tower at the beginning of the boom. Just had the wrong partner in Harry Stimson at 1 King West.

Perfect example. It was the tallest residential when completed.

Also, Harry seemed to have the lead for that project. Mirvish appeared to be a fairly silent investor until the last year of construction.

One King West was the tallest condominium when completed. It is a hotel though.

I see the One Yonge podium absorbing more density long before each tower getting a 10 to 15 floor increase.

I'll settle for a 5 floor increase on each tower....

they should eliminate two towers and add 10 floors to each remaining tower. they should keep the bended towers though.

A new one to add to the list. The first of Brentwood's planned towers was submitted to the city on the 22nd.

This one is coming in at 56 storeys or 183M, so no slouch. It will contain 591 residential units above a 3 storey commercial podium.

Burnaby seems to be a consist performer here on this list, with regards to getting new proposals out there at least. And certainly with good size too!

Atlus is already well under excavation. I think it is actually considered UC. That is the 183 meter one.

This is brentwood town centre, across the street from Altus.

Different tower, same intersection. Will be pretty dense when complete!

Oh jesus! I didn't differentiate the wording, sorry about that. Wow though! That will be quite insane! Hopefully the Brentwood Mall towers have a bit more of an innovative design...

I would love it if someday, the two main cores of Burnaby (Metrotown and Brentwood) could connect via Willingdon. Metrotown is already sorta connecting with the Edmonds node via the semi-urbanity of Kingsway. Willingdon is completely suburban though. When I lived there, I always envisioned a future skytrain or streetcar line connecting the two. Willingdon does have that large BCIT college campus, so it certainly is a candidate for densification.

With empty lots? No. Anything industrial/office below 10 floors is available for demolition though (subject to OMB's interpretation of preservation rules). It would be a similar ratio to 88 Scott and Chaz old/replacements. The lot bounded by Pearl, Adelaide, Duncan, and Simcoe is one obvious site where you could put up 2 large towers; Duncan to John would be harder to consolidate but doable. The CBC building is another nearby site ready to go in the next 30 years as is the Toronto Hydro site (underground replacement in the basement?) behind 300 Front.

Mirvish towers are 10 to 15 years from completion so 30 years is relatively soon.

Mirvish buildings will be around for more than a few years. The market can support hundreds of 900ft buildings given enough time.


The statement was that Mirvish buildings only look good if they are taller than their surroundings. That means they've failed as the surroundings will eventually catch up and pass them.
