YC has a really cool 66th floor infinity pool. The marketing materials are full of references to how rents for the Bay/Yonge and College/Wellesley corridor are strong and resale is $700 PSF. With prices starting at $620 'investors' are eating it up. Really savvy marketing by Canderel

Would smart 'investors' really believe the 700$ /sf resale figure, if they do they should up their meds. Currently I believe it is less than 550$. In three to four years when this might be ready who knows what it will be...

A lot of investors aren't looking to flip the property in the short term, but to cash in on the sky-high rental rates in Toronto.

Foreign trusts are buying massive blocks of units which they in turn sell to individuals in which real estate is the only viable option to put money in. Our bubble will continue as long as the bubbles in Asian markets continue.

The biggest concern of my isn't the pending correction but, the investor driven, unlivable units being built.

Sorry should have been a bit more specific, resale at RoCP I and II is $700 PSF. Since it's the same developer, they are treating YC as the final phase of the whole area of RoCP, Aura and now YC.

I agree with WS though, all these small investor enticing sized units will come back to bite us in the 🞵🞵🞵 later on. It's crazy that in 2018 a 900 sq ft 2 bedroom in the core will actually be considered 'large'

Probably not many... Here is my take on the top 25:
I like the One Yonge cluster, but I seriously doubt it will get built as-is. Most likely it'll need a major revision before a shovel hits the ground. Same thing with the Mirvish-Ghery trio.
I'd love to see the Edmontonian get built and dwarf the rest of the CBD. Edmonton would look similar to Taipei then...
Holt-Renfrew has a chance, and may even get some height added.
I have no idea what is happening at 37 Yorkville. Hopefully they go into sales soon.
Last I heard, 43 Simcoe and 156 Front were supposed to get a huge revision and possibly morph into 1 taller tower, but there has been no news about that since.
80 Bloor is the most recent proposal on the list I think.
Niagara Falls??? who knows, and I live there...
Telus should get built without any changes, and soon too.
2 Queen W, would be nice to see that start soon.
Eau de Soleil and Massey should start soon too.
Is The Icon in sales???
88 Scott should be listed as U/C any day now...
Casa 3 will probably get built without any revisions.
YC Condos, I can see more changes happening there.

YC launched this weekend, apparently to much fanfare. possible height increase of a few floors.

2 Queen West will probably start as soon as it gets approvals.

Eau Du Soliel and Massey will start in the next few months probably

37 Yorkville and the Holt Tower are undergoing redesigns to better mix with each other.

Icon is supposed to launch sometime this spring.

Casa III has enough sales to move forward

One Yonge will change. Apparently the planners don't have an issue with the density so much as they have an issue with the intense cluster of towers. I wouldn't be surprised if one or two towers get eliminated and we see Toronto's new tallest out of it. They also seem to want to launch sometime soon, I wouldn't be surprised if they start sales sometime this year or early next.

I Expect Mirvish to get significantly downgraded in height, probably by 10-15 floors, and some form of historic preservation.

If 2 Queen West is true to the render we saw earlier than I think it might be my favourite project in the city.

10 floor downgrade is still 76 floors and to be honest I don't think it will get lower than that at mirvish-gerhy.

next year a lot of the projects are going to start construction. really excited and cant wait for 2015.

Mirvish Gehry will drop by 100 metres if planners are the evil nimby entity suggested and the OMB is its only hope.

2 Queen is at least a year away . Sales targets aren't what's holding up most condo projects either.

Eau du Soleil was just approved. Chances are ground breaking will be mid to late summer.

I think Mirvish will get approved in the 200 to 225m range. That's my opinion at least. I'd love to see it in the 260 to 300m range but that might be wishful thinking.

This is an exciting year as many projects will move forward and some new ones break ground. I personally am very excited

I think it would be criminal if Mirvish was lowered to the 200-225m range. It's a bold, look-at-me design that is crying out to stand out. It needs its originally proposed height in order to achieve that, and maintain it for years to come.
