Pedestrian priority!

I like both of those examples!!!!

We are getting one of those on Queens Quay, if it works then Yonge should be next.

As long as there are enough micro 300 something sq ft studios and 1 beds under 550 sq ft they'll sell this and Mirvish Gehry easily. YC Condos will probably be at the bare minimum 70% sold after this weekend
From Southcore at UT. Don't know how much credit to give this post, but I didn't even realize YC was in sales yet. Still pretty amazing, not crazy tall, but a good density builder.

Yeah, it's going to be huge. You can tell pre con agents are having a 'we've turned the corner, there is no crash, developers kept pricing in check, the market has corrected itself' sense of confidence about this project and pre con in general. Last year had fewer launches but the the big ones all hit 70% or more quickly. This one will be no different, if anything it'll be even crazier than say Harbour Plaza (which did great). The repeated spin on pre con these days is 'you are buying at prices cheaper than 2011 so you can't lose', and investors are buying it, so let the good times roll, I guess. Core condos which isn't nearly as high profile has quietly done quite nicely (50% sold over the weekend it launched). At the end of the year we'll look back at this one as the 'biggest hit' for 2014.

I'm fairly sure its launching this weekend, probably tomorrow. super VIP launch obviously, you can't just go into the sales centre quite yet.

Great to finally hear about some progress around here. Been a long dry spell by our standards.

With one of the big tower proposals moving into a possible successful sales cycle, maybe the door is open to another one of the big approved/proposed towers to move into sales.

Maybe time for another big brand new proposal?

Architecture of YC is blah and the floor plans are kinda lame but make no mistake by next week agents will be basking in the after glow of another successful sales launch. Next stop: 11 Wellesley? Then 1 Yorkville?

YC has a really cool 66th floor infinity pool. The marketing materials are full of references to how rents for the Bay/Yonge and College/Wellesley corridor are strong and resale is $700 PSF. With prices starting at $620 'investors' are eating it up. Really savvy marketing by Canderel

Most sales are done privately behind closed doors nowadays. I'm actually surprised by YC having a big launch

I spoke with a top official at YC condos last night. They are expecting to be over 70% sold by next week at this time. The demand is simply incredible I was told. In fact, they may even go to the OMB for another 3-5 floors. Should be interesting. Even still, can't complain about a nice 650ft (198m) tower on Yonge. It will add some decent density to the area.

I keep seeing ads for 1 Yorkville on CP24, CTV, and in real estate magazines. My guess is that they are preparing to launch VERY soon. As in the next few weeks.

Reminds me of their 1 Bloor ads when that project was theirs.

Always good news in my book to hear a tower could get a height increase.

^speaking of that, U condos is currently looking for a 1 floor increase of the tallest tower and a 3 floor increase to the shorter tower.

That would bring U Condos up to 188 meters or thereabouts.

I don't see Canderel delaying construction to fight for another 3 to 5 floors. CofA would be the only consideration at this point.

Count me in as one who couldn't care less about this mediocre design (all around) and team that sucks ass on execution gaining some height.

There's a grocery store in England called Tesco whose slogan is, "Every Little Helps". I think it's quite apt in this case. (assuming that doesn't delay the construction process)

CofA has approved additions multiple times mid construction.. that is probably where YC is going to go for the addition rather than an expensive OMB court hearing. Aura and One Bloor have both had extra floors approved there (One Bloor has had it done 2 times). That is where U condos is doing it as well.

You'd think the English would have a better mastery of the language...

Even a 1 floor bump will get YC over 200 meters...
