What a thorough photo update. Thank you very much BodomReaper. I never make it up to the TriCities, so I appreciate seeing how it's shaping up through updates like yours. In two or three years' time I expect to be in a position to buy my first home and I am giving increasingly serious consideration to my options along the Evergreen Line. It's good to see that the development that's occurring isn't 100% residential, but rather it seems that there are numerous examples of examples of retail at grade.

The decorative piece on M2 isn't even as elaborate in the rendering of the building. I am very surprised!

It's good to see a Vancouver tower with ornamentation

^^Didn't a realtor post here recently saying that he/she notices Cressey often upgrades the finished product compared to what gets shown in the pre-sale material? Incidentally, I forgot to post a couple of pics of the project from the developer he/she mentioned downgrades the finished product - Oasis, by Onni. (For example, all the green spandrel in the next pic was shown as glass in the renderings)

Most significantly, a Brown's and an Ayoub's (big deal in the Persian community) moved-in along Glen:


Unbelievably, this mess fronts Atlantic Ave. (not a lane!), adjacent to retail space and the entrances for Oasis and Grand Central 3. Sorry, didn't manage a pic of the context.

Considering the size of these projects, it must be economically feasible to at least put more effort into the podium facade. You've got hospital gown green spandrel glass, some more giant sheets of glass, painted concrete (white and grey), and some brick columns that are barely noticeable.

Is there a reason why they picked the worst possible colours? Is it because grey paint and white paint are the cheapest costing colours? Same for the hospital green glass spandrel. IMO, this is laughably bad, and I have a bad feeling this is what is in store for Kingsway, and Beresford in Metrotown when those streets get built out. It's already started on the north side of Kingsway.

I am not opposed to the tower form, but the architecture associated with them is creating a sterile environment. Because of this, my attitude towards towers is starting to reverse.

I'm not an architect, so maybe I'm way off base.

vancitydeveloper, or anybody in the development business have some kind of response?

Marketing is underway for an Amacon project in the Oval Village, called "Tempo". 237 units, and the architect is Robert Ciccozzzi. An FSR of 2.0 (maximum allowed) seems too low for a site 2.5 blocks away from Lansdowne Station.

Thanks for posting - missed these during the holidays.

There ARE a lot of different colours on the M2 tower, but I guess this makes up for it(?).

Are there rooms in peoples' suites behind that spire thingy?

ONNI has a reputation for cheaping out - i.e. The Mark (although Central turned out well).

Onni’s development manager, Brendan Yee, indicated building permits have been submitted to the city, but couldn’t give a timeline for when shovels would be in the ground. “We hope to start construction as soon as possible,” he said, adding there is a lack of suburban office space in Metro Vancouver. Yee said the company is also working on leasing deals to fill the space. He noted there has been early interest, including from a daycare. Council gave the green light to the project more than a year ago, but an amendment needed to be approved to change the site to office space from hotel. While the politicians liked the overall plans for the project, some expressed disappointment over the lack of public art in it.

Council ultimately approved a motion to have the city work with the developer to find opportunities for art in the project. An economic study of the company’s plan, presented to council in 2012, showed the tower could generate between 630 and 780 jobs.

Job creation, reaching waste diversion targets and a reduction in costs — Coquitlam council touted benefit after benefit Monday around a proposed recycling facility that’s slated to be built in south Coquitlam.

The group behind the proposal, Belkorp Environmental Services Inc., received a preliminary green light from council to build a materials recovery facility on United Boulevard.

The building would serve as a mechanized sorting facility that separates recyclables and organics from waste that would otherwise show up in landfills.

The proposed facility would sit on a 16-acre parcel of land at 1050 United Blvd., land that once housed the former Catalyst Paper site and is already owned by Belkorp.

The site comes with an estimated $30-million price tag, excluding land costs, and would be designed to accept up to 260,000 tons of material a year. A news release from Belkorp suggests the facility could handle about 26 per cent of the region’s municipal solid waste.

The operation would come at no cost to the city, and holds the potential to reduce future waste management fees as more of that stream gets recycled. Around 80 people would also be employed at the facility.

The site is located directly adjacent to where the Fraser Mills development is being built and Belkorp would be responsible for “any problems prior to the development of the site,” according to a city staff report. That same report suggests it’s “not known if there is any contamination on the proposed … site.”

Belkorp representatives have told city staff the building will be enclosed and under negative air pressure, while indoor loading areas with double doors will mitigate dust and odour. The company also proposed to use either bio filters or ozone to mitigate any odour concerns.

In an interview Tuesday, Stewart said the facility would be far more environmentally friendly than the previous Catalyst Paper operation, noting part of the city is zoned specifically for those types of business uses. He also suggested a light industrial development — warehouses, for example — will likely be built in the area to serve as a buffer between the facility and Fraser Mills.

The company must now apply to Metro Vancouver for a licence. If approved, Belkorp expects to have the facility operational within two years.

^ That's good news. It will be within an easy 5 minute walk of the Ioco Evergreen Line station, if I'm not mistaken.

Can't believe people are all over that silly doodad on M2. The whole complex looks straight out of the 80's. I'm looking forward to M3 though, which contains its clutter within a relatively clean overall massing.

I measure that property at 520 000 sq. ft. That's a big piece of property. I think Brentwood town centre residential densities are the the same as Metrotown - 5 FSR. So 2.6 million sq ft of new housing (potentially) on this site, which would work out to around 2600 new units coming in the form of high rise condos, presumably. Should be interesting to see how the Skytrain line and station will interact with future developments.

As far as creating a good pedestrian street, traffic calm Dawson street in Brentwood wins out over Kingsway in Metrotown. Obviously the coming developments on this site will add to the pedestrian vibe on Dawson. I just wish they would get more creative with the retail spaces.

I will be very interested to see how the station is integrated into the project as the roof was designed to be "taken off" easily so the station could integrate better into the future TOD built on that site.

also I would hope a 2nd access point could be created on Lougheed through the mixed use project into the NE side of the station
