^ The land includes that little park, yes. The people developing it are the same ones who did Encore in Tempe.

So, there was a meeting on December 4th regarding The Row. Does anyone know the outcome and what progress has been made? Or is it going to be squashed?

No, the RFP did not include the parcel with the pop-up park on it. That parcel is privately owned, however; I believe that owner did submit a proposal during the RFP process but it was not the one selected.

The first article below sums up the latest info I've heard regarding The Row. I believe right now the city is working with RHA and the neighborhood on a district parking solution before going back to committee for approval. The second article shows a preliminary site plan.

I don't believe the Roosevelt frontage is included in any except for one - the one submitted by the current owner of that lot.

You can go searching further for actual site plans if you would like, but pages 35-37 of this document give a good overview of each proposal. RHA was the eventual winner.

Thanks for the site plan information. I couldn't find any info online. Hopefully the current owner will develop something where the little park is. I feel like there was a general rendering showing something there (maybe RO2?).

Yep, IIRC, that is indeed the RO2 lot. Given the lack fo movement there, it's likely for the best that they didn't win this proposl which woildve essentially just given them additional land to sit on.

Yikes, they really are going to try to buy support for 2 controversial projects ny combining them: Hance and the Pin. Shame. Maybe now instea of just commercial office buildings being stolen from downtown, midtown can also sart stealing hotels and other attractions as the Pin takes off.

No worry, thought, it's only chance was within walking distance of the CC/Sheraton.

I'm telling you all, there is no way the Pin is going to happen. It is such a terrible project. It is dead ugly. An old concept, etc. We need REAL high rises, not poor projects because we have nothing else.

It's coming - the 2story white building is getting demolished.

There's a separate thread dedicated to Luhrs when you'll find all you need to know!

As far as Phx development, there seem to a few pretty nice things happening around town that I hadn't heard much about:

1. Grand Ave restoration and new plans for the trolley - any more feasible? Would love to see it happen in my generation. Were the restorations done well?
2. Project Rising Phoenix - ideas submitted for Adams/Central, Luhrs Arcade and the old Matador site; finalists announced early December ... Any word on submissions or winning pieces?

The more I think about this project the more the long term viability worries me, regardless of location. The open air concept in a city that reaches 115 degrees annually and has 3,000 foot walls of dust blow in seems like it would get old after a few seasons. How does the proposed bar or art galleries plan for this? Will a whistle blow and everyone has to leave like it's a public pool at the first sight of lightning? lol If they are going to do it, push for the max height limit, and secure enough funding to enclose the damn thing in a nice environment controlled setting. Leave the very top open and spare us the suicide bars and netting.

Don't know if anything on a proposed 276 unit residential project called the Ballpark Apartments on the NE corner of 3rd St and Buchanan has been discussed on the forum before, but it looks like it may be going through the permitting process.

It appears that on December 19, the city's site plan review team approved the preliminary site plans.

Can anyone decipher anything else from the permit search system? I know there's a historic building on the NE corner of 3rd St and Buchanan. I wonder if that would be torn down if this project moves forward.

That area is in need of some TLC, and more people will only help down there so I can't complain I suppose. Hopefully the added residents in the area will help fill the retail vacancy at the bottom of Copper Summit. I would love to see a bustling, residential district down there like Petco Park in San Diego. Ahh one could dream.

Agreed. Between the Luhrs Marriott and this developments, it's nice to see the south side of downtown getting some attention. It's always been striking to me how desolate downtown is south of Jefferson Street. There are just so many opportunities to turn that area into a smaller scale version of Denver's LoDo, but it's sad to see so many of these great buildings sitting empty.

Hopefully, I'm wrong about the proposed site of these apartments, as the historic building on the NE corner actually looks really nice (despite the minor graffiti). While infill is nice to see, I don't necessarily thing that older buildings should be demolished to make room for new development. I almost feel like Phoenix is headed down the same path as Downtown (Uptown) Charlotte. Charlotte basically demolished all of its historic structures for its current modern downtown. While Charlotte does have a very impressive skyline relative to Phoenix and has more street activity, its downtown just feel so bland to me. I really do hope that Phoenix is not heading in that direction...

Looks promising to keep and rehab the historic structures! A nice project, so it seems.

Interesting, hadn't heard about this before and it looks like it's been in the works for a few months.

Looks like the owner is Phoenix Ballpark Properties LLC and the contractor is Biltform Architecture Group. Did some searching on line and came across this...

what the hell? OK, this project sucks now. They're completely destroying the existing buildings on the south side of Buchanan. A couple of those are pretty old, I think built in the late 1930s or 1940s. Plus, abandoning the actual Buchanan Street doesn't seem like a good idea to me. The two little historic buildings would look much better streetside on Buchanan, rather than buried in the middle of the development.
