Cineplex is a monopoly in Canada with what 70-80% of the market, and the competition bureau is more concerned when companies buy other companies and not with new builds/openings.
Marine Gateway Cineplex is going to grab a lot of the South/East Van movie goers that right now go to Metrotown.
Brentwood is likely going to Cineplex as well as Landmark is more conservative with their limited capital, Landmark went into New West because they got a pretty good deal on the lease and I'm guessing Cineplex didn't like the smaller size (both market and physical space). Cineplex will absolutely grab Brentwood as the area is under served/fragmented (with most people of North Burnaby and East Van traveling quite a bit to either Downtown, Metrotown or Coquitlam)
What's going to be interesting is what happens to King George development in regards to a theater. Such a theater in the location is going to eat away from New West and Guildford (both owned by Landmark).
Back to SS, the street proposed in the plans is probably just going to become a random alley which is a shame because that ugly wall isn't very pleasing and very un human scale for pedestrians walking to/from SS and Metropolis. Even with a future development of towers on the Metropolis parking lots, the alley on the property will always be there (For Superstore, loading and the alley is constantly used by cars and pedestrians crossing the metropolis site to get to Central blvd.
Would have been nice to have the two property owners work on something as down the road in the future well end up with two allies side by side with ugly blank concrete walls even with high pedestrian traffic.
