Midtown DRC agenda for Tuesday, January14, 2014

Follow up applications will be heard for 1138 Peachtree, 782 Peachtree (Peachtree & 5th), and 1301 Peachtree Street (One Museum Place).

And the new stuff...

NEW APPLICATION: 734 & 744 Spring Street
Project Type: Renovation of former Arby’s restaurant into a new Starbuck’s coffee shop. The scope includes both exterior and interior modifications and the provision of drive-thru service.


NEW APPLICATION: 811 Peachtree Street
Project Type: New construction of a 35-story mixed-use project at the SE corner of Peachtree Street and 6th Street. The scope includes 391 apartment units and 25,000 SF of ground floor retail. Eight levels of structured parking will accommodate 550+ vehicles.


NEW APPLICATION: Amli Arts Center
Project Type: New construction of a 30-story apartment tower with 351 units and 3,400 SF of retail. Located on the former Trump site, the project has frontage on both West Peachtree and Spring Street. Parking (551 spaces) will be provided in a separate precast parking structure fronting on Spring.

25k sq foot ground level retail? Wow! That corner being developed would almost put that area into critical mass.

I guess I never saw that post which is strange.

Agreed - this would be a real boost -- it is the area between Linden and 6th that needs some heavy duty residential buildings - if this would develop, it would be a strong link to tie to downtown - 3 or 4 new buildings could be critical

Yeah, I really hope that building at Peachtree and 5th does things right. A 8-10 story building there would be perfect. I would also like to see one of the parking lots besides the Fox get development. I'm shocked there aren't anymore hotel developments in this area yet. We need more tourists staying in Midtown.

811 Peachtree is the project that I had alluded to being on the boards a few months back. The retail space is huge and all on one level fronting the corner. I have no idea what is going there though it is a good size for an urban market/grocery. I believe groundbreaking is scheduled for the end of the year, assuming there are no setbacks.

do you know if the project will go all the way south to the old suncoast building (805 peachtree) or is it just the northern half of that lot? also, will the entire peachtree and 5th have retail on the ground level? i'm just trying to figure out how excited i should be about this project.

I don't believe the single row of parking to the north of 805 Peachtree is part of the 811 parcel. So we'll probably have a curb cut still on Peachtree between the two buildings. I am curious though if any of the old houses along Juniper will be torn down (where Takorea and Mulan are).

let's hope those don't get torn down. those are gems!

i went looking on google maps at the empty lot between the fifth ivory and the houses north of there, and i'm thinking that could really make a beautiful pocket park.

Three Alliance Center

Hard to judge this one from the new illustration - interesting top, but it does appear much less creative than Two Alliance - which is a gem.

It's an OK design but has zero design interaction with the other buildings in the development which might make sense if it was named differently. If it continues the Alliance moniker, it should relate more with a similar skin or massing details; it looks way too ponderous.

It does appear a little massive and boxy compared to the others. Also consider that Skyhouse Buckhead would be in this mix. In any case< we should be happy for another major highrise. Now if some genius would figure out how to make the street patterns in that area walkable and connectible.

The recently-updated SPI 12 zoning should expand the street network over time, but this will take decades, to be sure. The design guidelines can be viewed here.

Plans filed for stalled Sandy Springs mixed-use project

"Sandy Springs’ Palisades Office Park could be transformed into a mixed-use development — a plan first pitched before the recession.

An affiliate of Shorenstein Properties LLC is proposing to build a 200-room hotel, 425 residential units and 54,000 square feet of retail at the 23-acre property, which sits at Interstate 285 and Peachtree-Dunwoody Road.

On Jan. 10, the San Fransico-based developer filed plans with the Georgia Department of Community Affairs because the project is large enough to qualify as a “development of regional impact,” or DRI.

Palisades Office Park today consists of four mid- and high-rise office buildings, comprising about 630,000 square feet.

Shorenstein in 2007 bought the site for $95 million from Tishman Speyer. The company had completed a DRI in 2006 that proposed adding about 530,000 of office or 400 condos. But, that plan stalled due to the Great Recession.

If approved, the mixed-use project could be complete by 2024. A rezoning request should go before the Sandy Springs planning commission in February."
