The Residences at the Ritz-Carlton

Does anyone know what is going on with the top two floors of this building? At night you can see that they are stripped/vacant and have been like that for a while. For some reason this always bothers me while I'm waiting for the bus, anyone know whats going on there?

It's probably one of the penthouses which are sold as raw, customizable space. I'm guessing that they are in the $10 million range--so it just hasn't sold yet. If you see construction lighting, it could mean that they are fitting one out.

Interesting, but the garage being directly behind the townhouses seems like an odd idea and it looks awfully close; not sure looking out one's back window and seeing a parking structure that close is a good selling point. But we will have to see how the finished product looks, I guess.

I know Mantua is pretty bleak but wouldn't that area get it's gentrification in the next 5-10 years from the University City developments? With a couple towers being developed 8 blocks away I have to imagine it would. I wonder how the nimby's will treat this?

I agree that Philadelphia lags tremendously in job growth however I feel it is a bit tough to compare us to NYC, D.C. and Boston. NYC is the financial capital of the U.S., D.C. is the national capital with all federal employment and Boston is the state capital of Massachusetts. We would be slightly better off if we had all of the government jobs that are in Harrisburg. Just a thought. I see where Paul Levy is coming from in putting the comparisons out there. Something needs to get done sooner than later.

The 'Promise Zone' actually includes many of these skyscrapers, both existing and proposed. Here's a map of the promise zone: http://www.phila.gov/Newsletters/PZoneAssets-Map.pdf

The following large scale projects fall within the 'Promise Zone':
- Lancaster Square
- 38th and Chestnut
- Proposed Police Headquarters
- 3737 Market
- 30th Street Station
- IRS Building
- Philadelphia Zoo
- The Railyards
- Cira Center

Probably a few more that I'm missing in that list, but needless to say, the 'Promise Zone' extends much further than the economic needs justify. I imagine the proposed tax incentives will be beneficial for Drexel, the Cira Center, and any future office development in the railyard / Market St area. I suppose we're a 'winner' in getting to tweak federal funds, which is a win for Philadelphia, but doesn't quite sit right with me. Really we need to reform our tax structure rather than carving out micro tax havens.

I saw the news this morning about the Promise zone. It seems to me that there are many other neighborhoods that could be better opportunities to use this gift more effectively, places with less private investment already.

Anywhere in the whole Southwest or the western most parts of West Philadelphia, Allegheny, North Philadelphia, STRAWBERRY MANSION, Oxford, Olney, Nicetown are in more immediate need for this kind of deep reaching intervention. I agree it seems a bit off.

Its because Mantua is in a prime area. Places like Olney and Nicetown aren't.

What is amusing is the thing that has held Mantua back is the government itself. It has flooded that neighborhood with public housing hence the reason it hasn't turned around like virtually every other neighborhood in good proximity to Center City and University City.
