Just walked by the streetfront retail side of Art Central last night and the evictions are a LOT further along than I thought. Every single tenant on the side of the building facing Centre Street is gone, and there is a development permit posted in one of the windows with the changes to the bylaw outlined which will allow Telus Sky to be built. I'll post a pic of the DP today.


EDIT: It's a land use amendment notification actually.

Mirvish Gehry goes to the OMB tomorrow. Although the city is trying to work with Mirvish with the Design Panel, that has been set up to work out the kinks with the developer so it doesn't need to go through the full OMB process.

I'm curious to see what developments occur tomorrow: Does Mirvish just go through the motions at the OMB, or does he mount a full on defence of his project?
Mirvish has a pre-hearing date with the OMB on Jan. 6.

I made a drawing of The Edmontonian to fill in a major gap near the top of the 50 tallest diagram:

Many are saying it's a pie in the sky etc... but it is still nice to see the proposal in context with other similar sized towers from Toronto.

Well tomorrow is just a pre-hearing, so this won't have an impact. But if it goes to a full hearing and there hasn't been a resolution with the city appointed Design Panel, one would suppose the path would be cleared for development.

The city set up this design review panel to work out the kinks, so a full hearing before the OMB would be unnecessary.

The OMB will make a decision if the two parties can't. The OMB rubber stamping the current proposed plan is highly unlikely given the sheer size of the project to everything else built and proposed around it. The Mirvish team is better off working with the City's appointed panel to come up with a resolution.

Yep. This is one case where the City has solid policy backing them up. If it were simply left to the OMB I'd think this proposal would be quickly shot down. Which is an outcome I don't think either party wants.

If there is OMB involvement it will likely end up being as a mediated resolution.

Developers are constantly pushing the boundaries which is probably why so many choose to settle outside of court rather than leave it to a binding OMB decision. The city is also more than willing to work with developers which only furthers that cause. Americans and in part Canadians love their heroes and villians. Reality is far more complex.

At this point, it doesn't strike me as a plausible, let alone credible, proposal. I would wait at least until it starts marketing before (a) making a drawing; or (b) getting my hopes up.

Procura is behind it currently and given that they have A LOT on their plate, I see this as more of a long term play/partnership or sale.

Thanks for the drawing! Looks good! Feel free to do Calgary's Guardian and Vogue if you have some spare time! I'd certainly appreciate it. Or even the Eau Claire Towers. You'd have the boys here swooning

That has the potential to be one of the nicest looking towers in the country, in my opinion.

^ I also think it has the potential to grow from it's current height. Would be nice to see this one around 250m, although realistically if we could even get it over 200m I would be happy
