I believe they are for the shared podium. Aqua Vista would rise behind the crane, Blue C in front of the crane.

Francis Fares, the developer behind the massive project going up on the former Dartmouth marine slips, said Friday that construction on the third and fourth buildings will start in April or May.

Piling work is complete, and Fares said the company is ready to start concrete work on the 12-storey buildings.

“We’ll do both at the same time, but of course we’ll erect one tower and then we’ll erect the next one,” said the head of Fares Inc. “They’re joined at the base, so the two-level parking is joined, so we’ll start that together.”

I'll edit this post and include more information when I'm done reading this document but I can't wait to say this ... King's Wharf is now proposing TWO iconic towers of 134 & 109 METRES!

There's no full renderings currently available for the proposed towers but HRM Planning does have these basic renderings. The three shown will be 134 M / ~46 FL , 109 M / ~39 FL , and 85 M / ~27 FL! The heights are maximums and are measured from sea level which is approx. 10 feet lower than the boardwalk.

Case 18312 Details

Public Information Meeting - January 20th, 2014 @ 7pm @ Alderney Landing Theatre

- 15 buildings proposed (vs. 12 currently). "A" (Anchorage) & "B" (Keelson) are completed, "C" (The Blue C) & "D" (Aqua Vista) are under construction.
- 3 phases and a "multi-phase" where buildings would be built as demanded.
- Amendment to Phase 1 to allow a grocery store and a temporary gravel parking lot to be built.
- New plan for secondary access road. Instead of a circular concrete structure the road will gradually slope up from a "right-in, right-out" intersection on Alderney Drive.
- Salt water lagoon and associated park/landscaping.
- Boat ramp (for canoes/kayak) and boat rental facilities near the iconic towers facing Shubie Canal.
- Allowance for office space to be built as demanded.
- Increase to 1'900 residential units (vs 1'500 currently)
- Buildings "E" & "F" : Urban village core. Ground floor retail. Residential or office tower. Max height of 250' / 76 M
- Buildings "G" & "H" : Urban Village core. Ground floor retail. Up to three towers of residential, office, or institutional use. Max height of 280' / 85 M
- Building "I" : Iconic building on townhouse podium. Glass and steel structure. Max height of 360' / 109 M

And here my impression was that sales were slower than they had anticipated.
The demand to justify this proposal expansion is unexpected. I'll wait for better renderings before judging the concept of "iconic" twins or triplets too harshly.

some vantage point (up the harbour?) will see a solid wall of the 3 builings lining up. Originally it was to be a spire at the end of the wharf. Be interesting to see more.

Hmmm... I was quite enamoured with the idea of a tower "out in the water." Not sure that three buildings in descending height are quite the same dramatic impact. I'm looking forward to more/better renderings.

Maybe Purdy's Wharf can now build Tower 3! Shouldn't be a view plane problem, so go way up!

There is a proposed phasing (http://www.halifax.ca/planning/documents/18312ProposedPhasing.pdf) included in the case details that indicates that the "I" tower (360'/109 m) will still be part of phase 2, which is encouraging. If the tallest tower (134 m) is permitted, it appears to be near the end of the development phasing so it could be several years away.

It is great to see such a proposal.

I wonder how much of this happened because there was more interest in the "iconic tower" units than there was in the shorter buildings. It sounded at one point like a lot of people had already put down deposits for the tower, even though there are still 2 more buildings left to build before that.

If that's true then the next phase might go fairly quickly.

I thought of that as well. I'm very interested in the 'Urban Village Core' component of this development and I really liked the most recent design, so I'm curious as to how that's proposed to change. It looks like the smallest of the three 'iconic' towers (at 85m) would be part of the 'core' blocks, around the entrance to the pedestrian/commercial area, but the renderings make it seem like the rest of the core has been scaled way down in order to scale these iconic towers up. I liked the design where the commercial area was a canyon flanked by ~18 storey buildings, it seemed more interesting and attractive than a low-rise strip with taller towers nearby but spaced further apart. There is still a good chance that's the long-term plan and these renderings for discussion are inaccurate in that particular area; here's hoping. I love the idea of these tall towers but ideally they can be balanced out nicely with the rest of the site.

The cover letter talks about the need for flexibility in phasing for these blocks, e.g. a grocery store could be built soon (one site "L", with surface parking on site "E") just to get one on site, and down the road they could worry about rebuilding the site with a larger tower in the long-term.

There is also a request to increase the height of Building L (The office building between the rail line and Alderney Drive, what they call a 'gate house' to the site) to 150ft / 46m above sea level, which could look nice and slender considering its relatively small footprint.

A couple of other notes: there is a request to expand the underground parking under most of the site. Also, the marine area has changed quite a bit, and it looks like the little lookout tower is gone.
