^The CHUM (93m) will also make an impact. Now, in an ideal world the QDS towers development (145m+65m), the Phillips square tower(30+ floors), Point Zero (125m) and TOM (122m) Lofts de Arts (80m)would also rise, giving this perspective quite a boost. But in reality all the projects I mentioned are probably doomed.

I'd say the top thing the Montreal skyline has going for it is its distinctiveness. It's not going to win height or density contests (both of which it definitely use more of), but it does have a good mix of architectural styles and building materials. It really is not all that boxy of a skyline, and this is one city in which the glass tower fad never really took off. You don't get the feeling that bland boxes are overwhelming it.

A second thing I like about it is the natural setting. The fact that downtown is hemmed in on one side by the mountain and the other by the river is an interesting arrangement.

The river is not given nearly enough importance. If you ask a Montrealer where the waterfront is, you are likely to either get a puzzled look or be sent to the Old Port (which is a relatively small area with a limited view of the river). I would like to see a proper waterfront stretch from east of the Jacques-Cartier Bridge all the way over to Verdun. The area I really think should be focused on is the Technoparc just west of the Victoria Bridge. Perhaps as the Bonaventure Expressway gets taken down (and the Champlain Bridge replaced), this will be done.

The office projects (Phillips Square and Tour QdS) appear doomed simply because they are office projects. Most office proposals here have been waiting in perpetuity to get built since there is little demand for new office space.

The condo projects appear doomed because demand for condos isn't what it was in 2011 or 2012 (there are more unsold condos in Montreal than in Toronto). The Point Zero development seems stalled, and Lofts des Arts II has been on the back burner for years now. I'm still confident TOM will be built though.

I've heard many first-hand accounts of how over-crowded Yellowknife is, just how severe their housing shortage is over there. I'm wondering why we're not seeing them build more apartment towers?

I'm not sure. They did just build Polar Park Apartments in 2006, but that is the only residential tower to go up in the last decade. They have been doing a significant (for a city that size) amount of low rise residential buildings though, I know of at least 3 that were completed last year, all of them about 4 storeys.

That vacant lot beside Phillips Square is one of the worst in the city so it really can't get redeveloped fast enough. An attractive, 140ish meter office tower is exactly what's needed there from both a street level and a skyline perspective. It doesn't seem fair that Montreal's boom seems to already be waning when compared to Toronto, Calgary and Vancouver, it barely even got going.

Waning? They just mentionned a few projects in the east end of downtown. Tom condos is not selling as well as other projects due mostly to bad marketing and lack of prestige compared to other projects. A guy from mtlurb mentionned this week that sales for phase 2 of Loft des arts could be launched soon (don't know if it's true). Point zero is pretty much a mystery since we haven't heard a lot of info on that one. As for the office towers, there is limited demand for new space downtown now but there are stillmany projects going up at the moment that include office space (Deloitte tower - all office, Altoria - 10 floors of office space; L'avenue will have 250 000 ft2 of office space and they are finally going ahead ; District Griffin has also office spaces...). There are also 2 projects coming such as Carré St-Laurent and the Revenu Québec building (14 floors).

There has never been in my memory as much construction as now... I mean, Griffintown at the moment is just a massive construction site, as well as the other side of Lachine canal. And TDC 2 and 3 are coming as well (going through approval soon).

Don't get me wrong - I'm grateful for all the construction we're seeing, but it just seems unfortunate that demand for both office space and condos is weakening when the number of major projects built and under construction in Montreal is fairly small compared to Vancouver, Calgary, and Toronto, despite Montreal being 2/3 the size of Toronto, and as big as Calgary and Vancouver combined.
