I really need to check some of my e-mail folders on a more regular basis. I just found this this morning.

The open house is being held to provide information about final design, demolition and construction for the New Performing Arts Center. Project representatives will be available to discuss details and answer any questions you may have.

I saw this bus driving down 200 S last night. I think it's a good idea for getting people around and hopefully it will help the Gateway a bit

I talked with Bruce Bingham, of Hamilton Partners, today and asked him if they were at the 40-45% pre-leased threshold on 111 yet and when they anticipated going vertical on the construction of 111. He said they anticipate being to 40% by spring and that they would be going vertical sometime after that. Obviously they have to wait for all demolition and foundation work to be done. I would estimate they will be going vertical about the same time that the PAC will be going vertical.

I was able to make it. It wasn't all that terribly interesting.

The few things I did learn were the following;
The info about 111 that I mentioned in a previous post.

Demolition will start in January of 2014, starting from the SE corner of the project and working their way to the Montgomery Ward Building.

Construction will begin Spring 2014.

Operations will begin 2016.

I also talked to the architect and they are currently working on the construction drawings.

Has anyone brought up the fact that the SLC council just created parking MAXIMUMS?

I just found out about this today on Twitter, but it seems like a pretty major development. I haven't really had time to comb these links much, but if there are parking maximums in downtown that'd be a big step in the right direction, I think.

Even Cleveland Ohio gets it when it comes to the importance of a connected convention hotel.





It's only 25 stories, and 650 rooms, but the point is, they see the importance of a directly connected hotel, and it's a nice slim design. This hotel will be connected underground to their updated convention center.

Oklahoma City is also putting a Convention Center plan in motion. That's two more cities who are making themselves more competitive.

Wow. That looks great! If only we could get something like that or taller. The design is great though. I'm hoping we get something closer to 35 stories. We should pass this info on to some decision makers.

This is going to look great on 400 south. I'm glad to see that area transforming into an area with buildings built to the sidewalk, and more pedestrian friendly.

I will agree it's great to see some urban developments popping up along the 400 South TRAX line. Only took 10 years for much of this to start happening since the line first started. My only complaint is the fact this building is only 1 and 2 bedroom units and that there are not any 3 bedroom ones.

Very much agree Orlando, can't wait to see that project rise. I love the look of it.

Future Mayor, Regarding the recent PAC meeting, has there been any further information about the status of the Bank's Coffered Ceiling?

I absolutely love the Seasons at City Front Development. I like the heights, although another story or two would have been cool, but parking constraints etc. I love the design and as Steven F stated, I too am glad to see more urban development occurring along and adjacent to 4th S.

I would anticipate that the next ten years, both 400 S and N. Temple will be completely transformed into a very urban street, even despite the 6 lanes of vehicle traffic on 4th.

I forgot to comment on this yesterday, but I think this is an absolutely great idea. I think it helps to show developers that developing in downtown is much different then developing in the burbs, and that different equations need to be taken into account. The city obviously must have the statistics to back up these maximums, along with the fact that downtown development is hot right now, it's not like the city is begging for people to build there.

Speaking of Oklahoma City, I wonder sometimes if part of the problem with the CCH naysayers is this. The fact that Salt Lake City has sooo much more to offer than cities like Oklahoma City, that they think we don't need the Convention specific hotel to compete. At least unless developers basically hand it over to the city on a silver platter. The naysayers don't seem to understand the fact that as stellar a place to visit as Salt Lake City and surroundings are, there's room for some very important improvements that will increase the visitor traffic and bottom line more than exponentially.

SALT LAKE CITY — The Salt Lake Valley's light-rail system is adding a new route this weekend.

The grand opening of the Utah Transit Authority’s Sugar House streetcar is set for Sunday.

The $37 million, 2-mile streetcar line will run from the 2100 South Central Pointe TRAX station to McClelland Street (1045 East) and Sugarmont Drive (2225 South). Testing will continue this week until the line officially opens Sunday...

..."We are extremely excited by the return of streetcars to Salt Lake City,” said Salt Lake City spokesman Art Raymond. “This easy-to-use mode fills in a transit gap in a manner that is very neighborhood and business friendly, contributes to the overall livability of the area, and is another effort to address our ongoing air quality concerns.”

Raymond said the streetcar corridor complements and expands options for getting around the city's "second downtown" and has helped create more than $400 million in associated investment and development.

“While the last of our once expansive streetcar grid was erased over 60 years ago, look for this opening to mark a resurgence in neighborhood rail transit in Utah's capital city," he said.

Unlike fast TRAX and even more rapid FrontRunner trains, the new Sugar House Streetcar cruises leisurely at about 15 mph — and reaches a maximum of only 25 mph.

While fences and barbed wire keep pedestrians away from TRAX and FrontRunner tracks for safety, the new streetcar is in the middle of what essentially will become a long park. It is an historic rail corridor with new bike and walking trails near tracks, along with sculptures, greenery and even bocce ball courts.

"It’s pretty exciting that an old rail corridor is going to carry a streetcar plus all these amenities," said Jim Webb, project manager for the Utah Transit Authority. "It’s more like a linear park next to a streetcar. It’s something akin to the River Walk in San Antonio. It’s a boat you ride there. This is a train."

UTA officials showed off the new streetcar — officially called the S-Line — to the news media on Wednesday before its grand opening ceremonies on Thursday, and its opening to the public on Saturday, when anyone who brings a can of food for the needy will be given free fare...


"In the same way that the Riverwalk transformed downtown San Antonio, and the 16th Street Mall has revitalized downtown Denver, building on the assets of Sugar House and South Salt Lake will make this streetcar district one of the premier urban neighborhoods in the region." Greenway and Trail >

In addition to construction of the streetcar line itself, the partners behind the project completed a public involvement process in March 2012 that found the community overwhelmingly supports the creation of a greenway---to include plazas, the Parley's Trail, and extensive landscaping---along the streetcar corridor from 500 East to McClelland Street.

The Salt Lake City Council recently approved a budget amendment to fund the creation of the greenway, and the streetcar team is moving forward with plans for the linear "park."

For some reason when the Denver Street apartments were discussed before I pictured them on the north side of 400 S.
