The renderings aren't that bad. This is terrible

Picture doesn't do it justice. That wall pretty much looks like my elementary school gym.

Yes. Reminds me of the new Family Court Building, albeit in a different pattern. I said 1950's High School to describe it. Someone else on this thread had a better description: "1950's Institutional." YUCK!

Seems a little homerish to be honest. This guy is out of the Philly Blank Rome office. Not a convincing piece in my opinion.

Nah, this is really happening. I know some people who are intimately acquainted with the projects and the public planning that is accompanying them. The Lower Schuylkill Master Plan already incorporates the energy hub. Our refining capacity is already second only to Houston. We have easy access to Bakken shale and the rest of our infrastructure is more than adequate to support growth. Also, Braskem is very committed to Philadelphia.

That is rather exciting, but they're saying the same thing about Pittsburgh. Perhaps we could see Philly and the Burgh rivaling each other in the energy field...

Philadelphia is in a MUCH better location than Pittsburgh. That's the difference.

I actually think that this is a good sign that the property is likely to be developed. At this point the only reason to buy would be to develop immediately.

That's great that they already have interested buyers! When they first announced they were selling the site and the development plans I was concerned this will never get off the ground. Now that they have interested buyers I'm happy to see that. Will be nice to see Soko Lofts and Liberty Square going up at the same time.

I've looked at the deal

Rents they are underwriting are too high

I don't see it penciling out unless the right developer buys it ( ie one capable of cutting a favorable deal with the unions)

Nice. That part of the city is pleading for more investment and development. I like what this project will bring to the neighborhood. The question then is what to do with that land across Columbus Boulevard. I'm thinking that will be converted into open/recreational space. Other highrises would be nice, but I think that would be a shot in the foot for a city trying to reinvent and redevelop its waterfront land.

True, but ome to think of it that article mostly mentioned oil and the oil refineries. Yeah, I think in terms of energy, my childhood home will focus on natural gas energy with the Marcellus and Utica Shale activity. It's not exactly the best place for an oil refinery...

Yeah. Pittsburgh area will be where most of the drilling occurs, but Philadelphia area will be where the refining plants are and where it is shipped. Philadelphia has a large port with ocean access.

Shipping out to the Atlantic Ocean in Philadelphia, I would assume, would be much faster. And they are already building and re-using refineries in both Philadelphia and Marcus Hook.

Yikes! they already have a monopoly in many areas, they might actually not be allowed to make that merger.
