I.e. we can't recommend approval it because of stupid outdated planning guidelines but it will probably be approved by the OMB anyways so lets try to make the best of it.

Oh, Caltrane. You and New York and Section 37. The question is do you understand what was written or do you actually think this is a ploy for more section 37 contributions? These community enhancement contributions are structured as a percentage of the overall costs. Bigger usually means more expensive. What is being said is to make sure the appropriate contributions are written in any OMB settlement.

Unfortunately, the OMB is unlikely to approved it as is considering it's taller than anything in the area. Probably 185 and 175 metres which would be just another OMB win for the city. (Not that it's a loss for the developer but, most judgements lean towards the city's side.

So EDS was never under construction right? I remember reading here plus UT about equipment on site but then maybe it was for a sales centre (even though already had one - I've been inside) or for the adjacent project (Lago?)...after that I kinda lost track.

^no Lago finally started and Jade (which is the project directly beside EDS) has also started construction, which I believe is the project that caused the confusion.

Do these projects around Humber Bay have retail at grade? This could end up being quite the nice little community once all is said and done.

^yep. some of it is crappy retail like for Natalius, but others like South Beach have incredible retail.

Perfect. Well we can't win em all, right? It looks like Eau de Soleil will have a ton of retail too! Are there beaches on Humber Bay? I never went to one, but then, I never spent much time in that area. Seems like it would be a sweet place for a boardwalk/promenade.

Dundas definitely needs wider sidewalks... so do many of the streets downtown.

Much better. The tower is somewhat bland but at least its not a complete mess anymore and the colonnade is a nice touch.

I didn't mind the old one, but seeing the new version it seems like a big improvement. Much sleeker and more cohesive looking. I quite like it.

At 160 - 170 meters, the Eau Claire Office Tower will almost definitely be on this list. I suppose it will have to wait until the official heights have been released.

I definitely prefer the latest version of 481 University. Much more asthetically pleasing.

I prefer the new design, but wish they used almost the entire floor plate of that historic building at the base and that it were office. In the core, there aren't too many spots right at a subway station (St. Patrick). This should have been set aside for office. This lot is ideal for something as big (or bigger) than FCP.
