Hey guys and gals, I'm wondering if you know anything about this:

I am in a Starbucks directly across from "34 East 51st" It is an empty lot any while there is no "what's going on here" sticker, it appears as if it is under construction (a recently erected blue wall is up along with all the required permits. Any ideas?

According to WNY, it is a boutique office building designed by SOM that is 20 stories tall. No renderings.

Lance Steinberg and Frank Chan, the respective president and managing member of property management firm Raber Enterprises, own an 8,145-square-foot lot at 320 West 36th Street that currently holds a two-story parking garage.

The pair, along with Flintlock Construction Services, intends to turn the space into a hotel, regardless of whether an IHG deal pans out. Flatiron-based architectural firm Stonehill & Taylor has been tapped to design. Plans have not yet been filed the Department of Buildings.

The developers plan to break ground by May and open the doors by early 2016.

“The Crowne Plaza is being rejuvenated as one of the top brands in the industry,” Steinberg said.

Right now, the sole Crowne Plaza in Manhattan is in Times Square, at 1605 Broadway between 48th and 49th streets.

“At this time, a proposed Crowne Plaza in Midtown Manhattan does not appear in our pipeline,” an IHG spokesperson said in a statement. “IHG does not comment on speculation.”

In December, two Steinberg-led LLCs, Run 178 LLC and Landmark LLC, jointly paid $33.5 million for three adjacent commercial lots, including the one at 320 West 36th that went for $20.1 million, as The Real Deal reported. Another lot was the 3,521-square-foot site at 321 West 35th Street, which Flintlock is currently building into a 22-story hotel run by the wellness-centric Even brand.

Flintlock has cranked out 23 buildings in Midtown since 2003, either serving as co-developer, contractor or both, said Stephen “Chip” Weiss, co-owner of the Midtown East-based contractor. In that span of time, most were hotels, and two others were in Downtown Brooklyn.

This month, Flintlock’s 22-story, Peter 🞵🞵🞵🞵-designed Courtyard by Marriott is slated to open at 135 West 30th Street

Why so many hotels? And why not go taller on 461 W 34th St? It's going to be up against the entire Hudson Yards mega-development!?!

Because there's a huge hotel shortage. NYC has the lowest hotel vacancy rate in the U.S., and one of the lowest in its history.

Most of the hotels u/c or planned don't even have threads. A 40 floor hotel on West 40th Street was just permitted this past Friday, for example. There was a 34 floor one and a 20 floor one (both on the East Side) permitted a day or two before. They're going up all over the place if you look at the NYC Buildings website.

As to the "why not go taller" question, it's because of FAR limits. Builders build as big as they're allowed. Probably if there are more air rights, they have already been sold.

Thanks for your response! I don't mind making threads for the taller hotels, but I don't think I have access to the "NYC Development Hub" for information on the filings/permits. Anyway, we could make threads for the 25+ floor hotels and keep anything lower in this thread to cut down on cluttering the forums.

The scale of tower development going on in New York is incredible, people talk about Shenzhen and other Chinese cities but none of them have the amount of construction as New York, I've been looking through the list of constructions and there are loads, supertalls, skyscrapers and high rises, just the u/c skyscrapers alone would create a good skyline in other cities, then there's all the supertalls and high rises, plus all the others in prep and demo, it's this tower density that other cities can't match, and it's mostly office towers too, shanghai, Shenzhen, Dubai, don't have anything like the office density if New York, they don't have the wall of towers that you see in manhattan, and at the rate New York is building, I don't think they ever will, even if New York weren't building, it would still take over fifty years for Chinese or Arabic cities to match the tower canyon and density if New York. Chinese cities have a few good office towers, and some great ones with cool designs and great height, but there is no where near enough of them, and most Chinese cities density is from 25fl commie blocks, I really don't see anyone being able to challenge New York for a long long time

Hong Kong has great density, and as a Brit I'm proud of what we built there, there are many great quality office towers, but it also has too many commie blocks, they are very tall for commie blocks thoe, mostly 40fl and usually about 15 of them per development, all of these combined makes a very impressive skyline, but it's not the same as the office towers canyon and Art Deco, modernist, internationalist and Pomo architectural variety if New York. Back to projects now, is there any news on 2 world trade centre, it's one if my favourite designs in the world

Construction is already well underway. I would take pictures but my camera is broken.

Right down the block is "Uovo Fine Art Storage" and right up the block (by the curve in the track leading to Astoria) is a rather large apartment construction. It looks as if they added an addition to an already standing building then started on yet another addition to that addition! When I get home I will get the address so people can look into it. There is a ton of growth going on here!

so many towers going up man, New York is booming big time, it's like the 20s and 30s again, with all the approved ones still to come, and the supertalls, imagine what New York will look like in 6 or 7 years, unbeatable, I think once the 400m+ towers go up, the skyline will be tall enough for people to be used to it so it becomes acceptable for some mega talls, then New York will be complete and unhouchable
