I completely agree with. Unfortunately there is already a deck entrance for the 1100 building from Peachtree right next door. I feel the same way about the curb cut on the 33 Peachtree Place project which has a curb cut right next to all the retail and on what could potentially be a very busy pedestrian corridor. I believe it is something that the review committee really needs to consider if we want to make Midtown as pedestrian friendly as possible.

I do not believe that the brochure intended to show a new cutting of 13th street because 1138 would be located north of the new 13th street connection. There is no way to connect 13th with the tower being south of 13th as shown in the brochure map. In fact on page 8 of the brochure it shows the parking deck entrance lining up with the 13th street intersection and crosswalk, which actually might not be so bad.

Here it shows the parking entrance lining up with the 13th street intersection. There is no way 13th could be reconnected and still build this tower.


What I'm having trouble with is understanding how the 53,000 sf of retail will work on such a small footprint.

This will likely not be taller than 1180 Peachtree because the height of each floor in a residential building is less than the floor height of an office building. For example the Four Seasons is 53-stories and 608 feet while 1180 at 41-stories is 656 feet tall. Both buildings have a crown but they are close to the same height to the roof (not including the crown or "wings" on 1180).

I don't think you can give a percentage because it just depends on a lot of factors. In the height of the development cycle which we seem to be in right now, nearly everything gets built. It depends on the developer, how the market absorbs the projects already started, if the banks are still lending for apartment projects given the number of projects already delivered to the market, if the local economy continues to grow, etc.

i have to say i love the design. it's very futuristic but at the same time evokes a mid-century modern 50s feel. i understand the concern about the curb cut, but with all the retail that's going in (even fronting crescent), it makes this one of the best first draft proposals we've ever seen. arguably, crescent avenue is more walkable than peachtree is right now on that stretch especially, so maybe having it on peachtree (combined with a traffic light @ 13th street) might be the best choice.

that second design is pretty fly, but i like the current proposal the best. that first design looks late 80s/early 90s futuristic, sort of dated.

We may be in for a suprise. Take into account that the Mandarin Oriental was to be 700 feet for the same number of floors. Also since this is 'ultra luxury', it could be more. I look at 432 Park in NYC which is to be 1,398 feet yet 89 floors which will be all hotel and mostly residential.

This was kind of my thinking too. Take, two chosen randomly

Spire - 453 ft at 28 floors = 16.17 ft / floor
Viewpoint - 480 ft at 36 floors = 13.33 ft / fl

With 51 floors, a "Viewpoint" type of set-up would be 680 ft (23 ft taller than 1180) and a "Spire" type of set-up would be 824 ft (significantly taller than 1180).

I think Spire's height is artificially inflated from the actual spire though. I don't think there's a spire on top of Viewpoint, is there?

Yes. Spire is only 341 ft to the roof so its not really 16 ft/floor. The spire on top of the building counts in its height which gives it the 453 ft height.

Viewpoint also has a little bit of a crown on top of the building.

The 1138 rendering does not appear to have any kind of spire on it.

WOW, I didn't realize the spire on Spire was that tall. Must be an angle thing. I thought the "crown" on Viewpoint, if I'm thinking what you're thinking, is livable space.

It will be interesting to see. On the one hand it sounds as though you are right, it won't be taller than 1180. On the other hand the language in the brochure - I think the word "anchor" is used? - strongly implies to me that this will be the stand-out building of that area, and to me that means tallest.

The Yoo on the Park appears to be fully cleared. There are several areas marked off, presumably around trees that are slated for removal. I wonder how long it will take for more activity to start here. There was absolutely no activity there today. There was also no heavy machinery parked in the lot or in the area.

According to the SSP diagram for Atlanta link there is a small part of Viewpoint that is uninhabitable.


Hopefully we will learn more about 1138 Peachtree after tonight's DRC meeting.

An ultratall skyscraper has been pitched at this same site, by the same developer, every few years since 2008. Obviously, none of the projects were ever built. The strategy seems to be announce project, entice interest, than use that interest to try to secure financing. This is a pretty small development company, its not Jamestown or Daniels or Novare, and they haven't done anything near this magnitude before, so not sure that banks would be enthusiastic about throwing money at this, maybe they hope to get public financing through Fulton County or City of Atlanta (which both seem to be open to lending to these types of projects, so it is possible). But I am not a banker so who knows.

so i went to the midtown DRC meeting tonight and i've got news.

there were three projects being reviewed, the first was the apartment building between cypress and peachtree and fronting 5th. they seeked several variances, including fenestration requirements to cover the transformer at the east side of the building facing cypress, but the most controversial variations they sought were to have parking along 5th street in front of the building, and to have no active use on cypress street, along with a curb cut on the cypress street side for service vehicles.

believe it or not, they tried to pass off a leasing office and a closed off clubroom for residents only as an 'active use' for fronting peachtree— the DRC explained that that isn't an 'active' use. in addition, the proposal seemed unprepared. they only had a zoning map and didn't have floorplans showing specific variance requests, and they didn't satisfy the burden of proof for the variances— they were told that a variance for parking on 5th might have been acceptable had they given a reason for it, such as retail on the peachtree side. they were essentially sent back to the drawing board for the project as they had an incomplete plan and didn't have reasons for their variances.


the big project of the night was 1138 peachtree. man, this is a huge project. believe it or not, they are going to fit about 150,000 square feet of retail on a site the size of a postage stamp. the plan was very well presented and i'm sure it will find its way on here soon, but i'll give a summary.

the building is a 500+ foot tower with 10 apartments on each floor, and the podium is a 100 foot high glass enclosed complex on the front and a parking deck surrounding the back of the building. there will be retail on the cypress street level (which is the basement level of the building).

the building would front peachtree with THREE levels of retail— one at street level with two storefronts with a lobby in between. the lobby would be primarily for retail customers but would also serve residents. the lobby would have escalators going down to the basement level, which would be a grocery store— they confirmed that the store would not be whole foods, but would be a grocery store that had a history of locating within urban areas. around here, that would only be wal-mart and kroger, but this site is so unique it might be a new market entry for atlanta. they painted a picture of the smells of food wafting up into the lobby from the grocery store below— i can't stress how much of a non-lobby this is really, it's more like an urban mall, something you'd find in new york or tokyo.

they have two options for the ground level retail stores, one would be to have an extension of the grocery store on the ground level, perhaps a café or something, or have an entirely separate retailer. the location of the escalator would depend on the grocery store's decision to lease the ground level space or not.

one level above the ground floor, on the peachtree street side, would be more retail space. but the unique thing about the building is that it is glass enclosed on both the north and south sides of the building, giving retail on the sides of the building visibility from the street. so not only does it have 3 levels of retail on peachtree, it's got retail on the sides also.

they were seeking a variation for two curb cuts on peachtree. they were not happy about that at first, but after it was explained it became clear that the building could not have traffic entirely going in and out on cypress street— there's just too much density for one curb cut. their compromise was to have a 12' wide curb cut (single lane, one way) on either side of the building, and the entrance to the parking deck would be behind the tower, meaning you enter on peachtree and drive right next to the building and enter the podium about 150 feet back from street level. the building would have fronting retail on all three sides of the front, meaning sidewalks.

on the cypress street side, there is one curb cut for the parking deck, and there are two smaller retail spaces separated by a small lobby and elevator. the parking deck will occupy all the space between the retail on the cypress street side to the back of the tower, and it will be a 100' high parking deck, nearly 9 floors.

on the ninth floor, the parking deck will end, and on top of it will be the residents lobby— the elevators on the ground floor will only go up 9 floors, and to access the residential tower, you have to go through another lobby with security. on that floor, there will be a pool on top of the parking deck.

and get this. 9 floors up, facing the cypress street side, you've got another 10,000 square feet of retail, a restaurant space that will look out over cypress street 100 feet in the air, capping the top of the parking deck.

the DRC only had two concerns that stuck in their craw— first, the parking deck between the first and ninth floors (which look great), looks like shit, it's like a parking deck. they wanted a better design and tivoli agreed to it, the guy presenting it even admitted it looked like shit. the second concern was the number of electric vehicle charging stations in the parking deck— the parking deck will have over 600 spaces, so they wanted six charging spaces, tivoli only wanted to install 3 since they thought the technology might be outdated in a few years. they basically told them it was 3 more spaces out of 600 and to count themselves lucky.

they will resubmit the final two concerns online and if the changes are adequate, DRC will approve the proposal.

finally, the last thing on the agenda was a nice gentleman who presented a proposal to build the townhomes at 5th and piedmont (and to restore the historic home in front of them). the conflict there was that there is a 35' height limit in that neighbourhood, and they want to go 24 inches above that to create a rooftop patio— they just had a question concerning whether 35' was counting from the street level or from the ground level of the site. if it's from the sidewalk, they need a variance, if not, they're fine. he received a recommendation but was told that the city planning board had to define the height limit as they didn't have that authority.

anyway. tons of awesome shit going on. this is a big fucking deal guys

This proposal sounds like it could be pretty sweet! I wonder if they already have some sort of understanding with a potential grocer. And are you sure it was 150,000 sf? Its hard enough to imagine 50,000sf on that site.

it's impressive. i'm pretty sure that it was indeed 150,000 square feet. it's the most impressive thing i could imagine existing on that site. i think i said some vague nonsense in passing on the forum a couple of months ago about a "hyper-urban tokyo-style development" that confused a bunch of people— this is the kind of thing i'm referring to. how they can fit 150,000 square feet of retail, 600 parking spaces, 300 apartments and a grocery store on a lot the size of a postage stamp, i don't know. it's genius. maybe i haven't been in enough atlanta buildings, but i honestly don't think i've ever seen something quite this elabourate since peachtree center mall. of course, it's not as big, but their use of space is what i'm referring to.

That is fantastic news. Great breakdown of the meeting, thank you. So it sounds like roof height could be about even with the 4 seasons? Or a tad lower? By chance did they show and massing mockups or renders / sketches of the full building? I'm super curious what this badboy is gonna look like
