I highly doubt it considering the news about AMLI developing that lot was broken months ago: http://forum.atlantadev.com/#!/construction#midtown-apartment-tower-upd

It's not on Peachtree, but it does get rid of another parking lot in MIDTOWN. On Peachtree is preferred, but I'll still take it.

Fear not, this is not the development. There were meetings with the structural engineer yesterday, so this development is definitely on track.

Looks like its at 13th & peachtree:

NEW APPLICATION: 1138 Peachtree Street
New construction of 51-story tower fronting Peachtree Street containing 370 luxury residential units and approximately 39,000 SF of retail with a mix of shops, deli’s and a restaurant overlooking Peachtree.

I was just googling the address to confirm the exact site in my head and ran across this. It may be outdated, as obviously we know of the former proposal on the site, and the retail square footage doesn't match, but it has a render of the base of a building and says 'landmark residential building' which 51 stories would certainly qualify for, so who knows.

1138 Peachtree

BOOM! Now we are talking... Although, this wont be nearly as tall as the Mandarin proposal (700'), this will be a sizable building adding a lot of residential units on a very small lot in an already dense area! For a rough idea of the height we should be expecting, I estimate it will end up being somewhere between the 1075 Peachtree building across the street (487') and the Four Seasons building behind it (609'). Not quite the exclamation point in the skyline I was hoping for on this site but good news nonetheless.

Looks like it will be a really interesting development review meeting with a follow up presentation for the 782 Peachtree development (corner of 5th) on the schedule as well. Someone should try and go and snap some pics of all this for the rest of us!

Developments like this are why Midtown is far and away the most urban, population-dense neighborhood in the Atlanta MSA. Given buckhead's layout and downtown's focus on tourism, I doubt any of the CBDs will ever catch Midtown now.

The three midtown tracts are 21k, 19k, and 15k population per sq mile.

Buckhead is 10k.

RE: 1138 Peachtree

According to the PDF linked earlier it would appear Smallwood, Reynolds, Stewart, Stewart is the architect. Based on the amount of floors (51) I would expect something similar if not taller in height to the Atlantic on 17th Street which is 47 floors and 577 feet and another SRSSA designed building.

Either way, this is great news!

Viewpoint is 480' at 36 floors, at the same ft/floor ratio wouldn't this get pretty close to 700'? Also, could you confirm this was your Peachtree rumor from a week or two ago

It's all ATLANTA. There is no need for competition!!! To be honest, I would love to see any district get to where people are walking around with their bags, shopping from store to store. We aren't close to that in any district. Instead of focusing on who's more urban, let's get the urban right in all facets. Being more urban than downtown or Buckhead, doesn't create a TRUE urban experience.

Per the brochure, it looks like they will be connecting 13th street to Crescent. That would be a huge plus for this already wonderful announcement.

If L.ARCH and I are talking about the same development, then this is not the one I have seen and is yet another new tower.
