Thanks for this news bhryhor. Do you have any idea what hotel chain or restaurant chain (perhaps private?) will be involved with the City Centre project? Glad to hear it is definitely going ahead.

Well they're sure awfully quiet about it, unless I'm missing something I don't even see a peep about it on their website. If construction is to commence by the spring which isn't to far away. I would have thought we would have at least seen a rendering by now.

In the address to the media back at the end of September it said that they would have renderings once the hotel chain was picked an announced. My guess is that they are going to include them in the design process, at least asthetically. My guess is we wont see renderings until December or January.

Hotel pushes out seed barn

The university is expected to release more information on the hotel Thursday.

A day care, at one point a possible tenant for the barn, is now in the works to be built closer to the residences, he said.

As the population in Saskatoon continues to rise, developers in the city are trying to keep pace with the demand for new homes and commercial and industrial development.

“We’re going through about 500 acres per year for single and multi-family and commercial development and it’s probably the fastest we’ve been growing through our history,” said land branch services manager Frank Long.

Tuesday Long presented the city’s three-year development plan to the planning and operations committee. The report highlighted the servicing schedule in new neighbourhoods in Saskatoon.

With the population expected to grow north of 300,000 by 2018, Long said in order to keep up, developers need to have 16,700 homes in line. Long said the development is based on a four-per-cent growth rate Saskatoon has been experiencing over the past four years, adding if that growth rate changes, developers would also change to avoid over development. Long expects the growth rate to hover around 2.5 to 3 per cent.

I assume 300,000 is combined Martinsville, Warman, Saskatoon? Or is that Saskatoon Proper? If it is Saskatoon Proper WOW!

I am quite sure that number of 300,000 is for the city proper, as we are already hovering at 250,000.

I too, am looking forward to seeing renderings for City Centre tower! Not sure why, but I seem to have more faith/optimism in this actually happening versus Riverlanding Village...

Well, we may still be waiting for renderings (which is not a big deal... the project was only announced publicly a month ago), but at least they've taken the time to come up with a logo:

The last metro population figures I saw for Saskatoon was somewhere around 275,000 I do believe. Saskatoon should be able to surpass 300,000 in 2 or 3 years.

The last announced CMA population (that I know of) was 284,000 on July 1, 2012. Assuming that the population has grown at a similar pace as the previous year (11,200) and since 16 months has passed since that date, Saskatoon's CMA population is likely hovering around 300,000 right now (or will be by the end of 2013).

According to the city of Saskatoon website the city of saskatoon pop on June 30, 2013 was 246,300. In order for the city to hit 300,000 by 2018 would require a 4% growth rate which is above the highest estimate of city growth of 3%. However the population of the CMA would be over 300,000 in 2018 in every scenario even the low growth scenario. The city does some interesting growth projections:

Its interesting that growth rates for the city are low (2%) medium (2.5%) and high (3%) but for the CMA for the areas excluding the city the growth rates are low (3%) Medium (3.5%) and high (4%). So the growth rate of the non urban component of the CMA is expected to be 1% higher than the urban component. Is there a term for the areas outside the city but still within the CMA that aren't suburban and not really rural.....ruban? subural, sub-suburban?

edit - to answer my own question, according to wikipedia the term is exurban or exurb. Used to describe commuter towns outside a larger centre.

Aspen Ridge

Earlier this year, the city announced proposed development of Saskatoon's newest suburb - Aspen Ridge. The suburb will occupy approx. 630 acres of land northeast of Evergreen. Looks like Aspen Ridge will border the proposed Perimeter Highway (bypass) around the eastern edge of Saskatoon. The city is really stretching out. Makes one wonder how long the Perimeter Highway would be a true "bypass" before the city stretches beyond it, too.

Proposed McOrmond Drive - College Drive Interchange

It surprises me that the proposed interchange at McOrmond and College is only going to be single loop. See rendering here. With the large Holmwood sector going to the east, you'd think that a dual loop or clover leaf would be required to accommodate the high traffic (population) growth. I presume there were land constraints that prevented a larger interchange from being proposed. Anyone know?

The single loop is adequate as the grade seperation will likely have two turn lanes for NB traffic to make a left to WB College at time of final build-out. Also this interchange is the beginning of the Parkway project up to the Marquis industrial so that volume of traffic taking the loop EB-NB will be nicely accommodated with this design.

Also Holmwood is also to be served by 8th Street, Taylor, and Eventially the ESB (East Saskatoon Bypass) so it will be well coverd by time of full build-out.

And also yes land constraints are one of the factors.
