Will take up about half the south side of Chestnut Street between 11th and 12th. The project will involve the demolition of two buildings and the renovation of an existing seven-story building.

The finished product will be seven stories across.

The apartments will be on the third through sixth floors, with the first two stories dedicated to retail and commercial uses.

The developers have already applied for a demolition permit, and Kelsen said they expect to begin work on the site within a few months.

A third Hub development at the Northwest corner of 40th and Chestnut. This one will be 5 floors. 2 floors of commercial space, 3 floors of residential

Penn is seeking proposals from developers for a new mixed-use proposal on the small sliver of parking lot at 34th and Chestnut. Aiming for 10-19 floors

My understanding is that John Connors and Brickstone are high quality developers. I think we can expect something very nice here.

By the way, that HUB3 article is years old (though strangely undated). I think HUB3 may no longer be in the works. The developers are still trying to get HUB2 going as far as I know.

I do not know about that. If I am reading this thread from PS right his wife is now the public face of fighting development while he is publicly supporting development.

I am aware that they are trying to get HUB II going (which may start construction by the end of this year), but Penn still lists the HUB III (4001 Chestnut) as a phase II development project.

This is great (especially since I live nearby)! I won't even tell them how both of the buildings being demolished have historical value. One contains an 1850s office building behind its 20th century facade and the other's facade was designed by Louis Kahn. The hell with it-- demolish and build!

Will they be building all the way back to Sansom with these? Most if not all the existing buildings in question already extend back that far. Hopefully they will do something to liven up that stretch of Sansom and not just treat it like a back ally. Sansom to the west of 12th is pretty decent, but it takes a nose dive as soon as you cross 12th street heading east.
