The CRD has released the latest population estimates for the CRD and the CMA.

We're trying something new with these infographics. Hopefully these visualizations are beneficial in making a little more sense of the numbers.

Nothing is absolutely certain here, but the models depicted in the photographs below sure look as though they could be offering us a glimpse of what's to come at the Roth Site.

VibrantVictoria’s network of spies and sleuths have brought us never before seen images of what appears to be the redevelopment plans for downtown Victoria’s Roth Site to the east of City Hall.

In 2011 developer Jawl Properties purchased the massive parcel, bordered by Douglas Street, Pandora Avenue and Cormorant Street, with plans to build downtown’s next major office and commercial building. [Read more]

Here we see three models, the largest of which depicts what looks like a 14-storey tower and a six storey lowrise portion. The lowrise portion is also depicted in greater detail to the right of the two-building massing model. In front of the large model we see a smaller massing model also depicting the two-building design. If we understand the positioning correctly, Pandora runs along the right side of the model, Cormorant along the left and the six storey building fronts onto Douglas or at least is pointed towards Douglas.




And here we see the larger model of the six storey building.

Awesome, Victoria, SSP's sleeper city, so much going on fir its size. I personally like its low to mid rise approach, helps differentiate it from Vancouver. For the island, Nanaimo makes more sense as the city for taller towers in the future.

The city's attitude towards development has certainly changed over the last decade. A new tallest in the City of Victoria is currently under construction, an even taller tower is approved, and the Island's tallest towers are nearing construction on the west shore suburbs. This would have been inconceivable 15 years ago.

Plans for a two-tower 10- and 13-storey rental development, stretched between the 1000-blocks of Johnson Street and Pandora Avenue, recently received key backing for the 10-storey portion from the City of Victoria's Advisory Design Panel, Planning and Land Use Committee and City Hall staff.

Officially labeled 1075 Pandora, nestled on the "Johnson Street" side of the property (between the 10-storey Sutton East rental-turned-condo and the recently completed 10-storey Mondrian condo) is CGS Property Group's proposal for a slender 10-storey lowrise with a commercial ground floor.

This component of the project conforms to the City of Victoria's Downtown Core Area Plan guidelines and does not require a rezoning. CGS opted to follow staff recommendations and stay within the guidelines in an effort to expedite what can often be an arduous approval process.

Despite falling within the guidelines, some individuals feel the lack of distance between the proposal and the two towers flanking its east and west sides is too much for the site, particularly with the building rising to an identical height as that of its neighbours. [Read more]

It's rare that a building of this height will rise straight up from the street without any setbacks. It's refreshing to see this.

Era is a 15-storey tower on Yates Street by Concert Properties.







Excavation has begun for Waddington Alley Flats, a small building that will be tucked into Waddington Alley on a small plot of land.




And here's Promontory topping out at 21-storeys. The 20th floor is 11 feet high while the 21st is 17. Floors 18 and 19 are slightly taller than the standard 9' ceilings on floors 2-17.

Here's a photo that puts a couple of projects in perspective (by History Buff on VV here).

Era is the site in front of the blue building and to the left you can see the crane the Hudson Mews. It's already topped out so it won't be visible from that angle. The parking lot at centre-left is the Roth Site mentioned earlier on this page with the "spy" photos.




Also by History Buff on VV (here), we have Hudson Mews in the forefront and Promontory in the background.

YYJ recorded the busiest month on record in Augusting according to numbers release today. The month ended at just a hair under 160,000 passengers for the month.

Here we see the passenger terminal, together with the new escalator component added to the left of the departures lounge.







443 Maritime Squadron is a helicopter base that is replacing facilities built during the WWII era. This building is absolutely massive.

The Hudson Walk project that Townline plans to start once Hudson Mews is completed will also fill in the dreaded "Radius" pit that's been a fixture of north downtown since January of 2008.

The massive and unsightly construction pit left over from the failed mixed-use Radius development at Blanshard and Caledonia streets may soon become the site of another downtown Victoria residential project according to a source familiar with the plans.

With Radius’ excavation and blasting having ground to a halt in January of 2008, Vancouver-based Townline purchased the property from Principal Holdings later that year. Although Principal successfully rezoned the site for a 13-storey office building, a 17-storey residential building and a lowrise podium between them, soon after the acquisition Townline had revealed plans to build only lowrise buildings as part of a mixed-use development dubbed Hudson Walk.

Townline is currently building The Hudson Mews, a 12-storey rental tower with ground floor retail, which is the second phase of the multi-phased Hudson Place redevelopment of the Hudson’s Bay Department Store property (home to the newly opened Victoria Public Market at the Hudson and the site of Victoria’s future tallest building). Probably around 2040 if we do not include Cowichan Valley Regional District communities becoming part of the Victoria CMA.

Many communities across the Malahat have become bedroom communities of Greater Victoria over the last two decades. Towns like Shawnigan Lake, Malahat and Mill Bay today have more to do with Greater Victoria than they do with the Cowichan Valley (economically speaking) but they belong to the Cowichan Valley Regional District and are therefore not included in Victoria's CMA. I don't know how Statscan will deal with this come 2016, but eventually they will become a part of Greater Victoria.

Some amazing projects underway in Vic. Especially that Promontory tower @ 21 stories. So has city hall thought better of the decades-old height limit or have they increased it or are they approaching each project on a case by case basis?

It's more of a case-by-case basis now. There is a tower approved at 24 floors and 72 meters which will eclipse Promontory.

Roundhouse Tower 1 is also on the approved list on Vibrant Victoria, as are the two Capital City Centre Towers in Colwood, all three are taller than The Hudson (the one you mentioned).
