Moncton city council approved a new street that will extend from Vaughan Harvey Boulevard westward to Main Street at Upton Street, which could be the first ste p in a significant commercial development for the area.
The future Ivan Rand Street will begin at Vaughan Harvey at the traffic lights which now exist near the Shoppers Drug Mart at that location. The road will run west from Vaughn Harvey, veer southward almost immediately, then run westward, parallel to the CN train tracks, emerging on to Main Street between the Honda and Nissan car dealerships on the south side of Main Street.
A Toronto-based development company, Westmount Developments Limited, intends to acquire 11 acres of land from CN for the purpose of a downtown mixed-use commercial development.
Planning director Bill Budd said other than attracting new development, the deal will involve the developer taking steps to help remediate Jonathan Creek, which is now piped under CN land in that area. Also, the former industrial site is polluted with hydrocarbons, but the developer will pay to remediate the property.
Running the new road through there will further allow a multiuse trail through that area connecting to the city's Riverfront Trail.
So, it is a Toronto based developer (Westmount Developments) who are involved in this project. It will be interesting to see if they plan to move expeditiously on this, or if they will sit on their investment and wait to see what pans out as far as the events centre is concerned. The point was made a couple of years ago that a government investment of $100M in the new events centre might unlock an additional $100M or so in private investment in the surrounding neighbourhood. While the validity of this claim is uncertain, there is no question that there are now several large parcels of land bounding the Highfield Square vicinity that are just waiting for the proper impetus to proceed. In particular, we have Westmount Developments Junction Subdivision, the Aquillini block and the old Coast Tire property that are just waiting to go. I'm willing to predict that once the green light is given to the events centre that you might suddenly see a whole lot of activity in the west end of downtown.....
