Grew up in the area, (bonfires/parties in the forest to the south of the mainline),lived on Taylor/Cambridge (temp.),relatives live along the line along Wilkes, Even got chased by CN police playing on the trains..

It's constant ,loud and never ending. Thiers a reason only commercial/retail or buisness properties line this taylor ave strip(with only a few select "residential" properties),and no "multi-family residential dwellings" to this day. It will be interesting to see how this plays out.

From what I know they're going to be putting up at least one ten storey building right against the property line. Shindico is actually going to be buying property from CN, they'll be so close.

Isn't the north side of the 2nd floor mostly staircases?

Not sure.... But there should be 3 bays of windows (middle bays) above the cibc banners that will look like the shark club windows

Little TLC goes into cityplace
$3-M reno for mall includes new flooring, paint, fixtures

improvements will include a fresh coat of paint throughout the mall, the installation of new flooring and new interior and exterior lighting fixtures, and the installation of three new windows on the second floor overlooking Graham Avenue.

They'll also replace the mall's two escalators, which are about 40 years old and are becoming difficult to repair.

the vacancy rate in the building's 117,000-sq.-ft. retail mall stands at about nine per cent, Smiley said.

More Reno/Retail related but improvements in the SHED district. I like the window additions.

Looks great. But, I see the renderings don't show a water display. I do believe there's a fountain currently across from the liquor store. Polo Park also got rid of theirs as well when they renovated. Water features a thing of the past? Outdated now?

It looks good. The article says malls typically renovate every 15 years. Portage Place is long overdue then. Don't think they've been renovated since they opened. I particularily like the mistmatched floor tiles they use to replace the borken ones.

While I am not an expert, water features most cost more than empty floor space to maintain, they do not generate revenue and they take away from the flexibility of space compared to empty floor space. Easy to see why they would be removed.

You're right, Portage Place is still sporting its original 1987 look. In my opinion it has aged reasonably well considering it's over 25 years old, but there is no question that the place is getting only basic, bare-bones maintenance. I can't imagine that the rents would justify any sort of multi-million dollar renovation project...

I get the impression Portage Place is being treated as a wasting asset... the current owner only paid $15M for it (it cost $97M to build in the mid-80s!), so they will be happy to keep cashing rent cheques as the place gradually deteriorates.

Sorry, didn't add the images from the City Place reno article. For those that don't visit often here they are, Time for some TLC as they said, due for a makeover:

^ Cityplace main floor (COURTESY MPI)

^ Cityplace second floor bridge. (COURTESY MPI)

^ Escalators at Cityplace. (COURTESY MPI)

Those CityPlace renderings are among the funniest I have ever seen posted here.

The LiquorMart is still shown in the render in what would be a prime location for a resturant conversion but the CIBC bank next door appears boraded over in the render. On the second floor bridge the almost always vacant vendor stalls are gone but so is the omnipresent bank machine. On the esclators render the lottery/info booth that currently lives under there is gone.

I think what CityPlace really needs is to have a sit down resturant occupying center court. Too bad they didn't include that in the render.

Agreed... that's a little underwhelming. The only thing that really appears to be changing are the colours of the paint and tiles. It's better than nothing given how hideous the current colours are, but no one can accuse MPI of overspending on this reno.

To their credit, at least they will be changing up the escalators. I didn't realize that the existing set is 40 years old... that would explain why hardly a month goes by where they aren't out of service for days on end.

That's what there used to be before the last renovation in the mid 90s, if my memory serves correctly.
