It is amazing how they can add a second level to the indoor mall and at the same time keeping the current first floor running, and then on top of that, add a sprawling new glass roof, park and artificial lake to top it off.

Is that an uncovered outdoor escalator? I'd never heard of one open to the elements before so I did a search online. Both Kone and Mitsubishi seem to indicate this is a no-no.

Other than that (nit-picky and easily fixed) observation, this is a really exciting development and I hope it goes ahead!

Just went through the boards and completed the survey(thanks jlousa) my sister and brother-inlaw live a few blocks away and are in support of the project. This will serve as a great catalyst for the north and south of Cambie to become a high density corridor from Marine to False Creek.

Outdoor uncovered escalators do exist: https://www.google.ca/search?q=outdoor+e...Fully-Outdoor-Escalator.html%3B500%3B332

Although if they'd want to do themselves a favour with maintenance costs, they'd probably want to put a roof over it like what FlyOver Canada did for their outdoor escalator to the 2nd level promenade at Canada Place.

They have them in places like Vegas, LA and Arizona but I can't imagine it working well here.

This is the most famous outdoor escalator

Both recommend covered outdoor escalators.. but from Kone:

"The operational environment does not restrict the use of KONE escalators and autowalks. If they are to be installed in a semi-outdoor or a fully outdoor environment, numerous features are available to upgrade the specification of the unit to suit the environment and ensure lifetime performance."

Madrid has many uncovered escalators going down in subway stations.

Oh, I know they exist...but given my experience with escalators , they can be temperamental and need constant adjustment. I'd just think rain, snow/ice, and general dirt would turn them into really expensive stairs.

The one I remember is the one in downtown Phoenix, nearby the Urban Outfitters (literally, the only retail store I saw in that entire area). While taking it down, I absentmindedly placed my hand on the rail, which I often do on escalators. Oops. My hand was completed filled with dust and dirt. There was no washroom in sight, but there was a water fountain.

I would write about the 0.45 parking stalls per unit. Does anyone have a bit more knowledge about how they can justify this number? 100 co-op cars just wont work for a lot of people. If I live here, sure it would enable me to take transit more often but you cant just change the auto culture overnight. I still need my car for work & my wife needs a car to take the kids to school and she ain't taking to co-op car to run errands all day etc.

I am just salivating at all those renders. This really does not look like something that would be in Vancouver and that is a good thing. Very forward thinking and frankly will be something that will make all the other shopping malls/areas around the GVRD look like garbage dumps. Hopefully this will be a sign of things to come. In a way it reminds me of the City Centre development in Las Vegas in the way that it's conceptualized.

I could almost see a hotel being slotted into the development as well.

On the topic of outdoor escalators, Munich has plenty of uncovered escalators heading into their underground stations, now I have never ever seen them all working at once however

So you are on the high end of the average? Our family survives fine on one car, which actually sits in the parking spot most days.

0.45 cars per unit is much less than the average. How does one fit the one car average into 0.45 stalls? I work and my work requires me to use my vehicle on a daily basis. My wife brings the kid to school and etc etc and requires as a full time mom to drive her vehicle as well. Oakridge will be targeting a whole range of buyers but unlike downtown for example, this "higher end" area will also cater to families with children. There will be 2 bedrooms, 3 bedrooms and even 3+bedrooms built at Oakridge. I am just posing the question of how 0.45 stalls p/u works? Are people going to be able to use the mall parking lot? Are they assuming zero stalls per unit for rental + affordable + TOD units + seniors housing and the balance goes to the market units (thus pushing up the market unit parking stall average to 1 stall per unit?). I am all for a reduction in parking stall requirements for the developer, but I am just of the opinion that 0.45 will cause unsolvable problems in the future.
I should also add: Sure your one car may sit in the parking stall most days. That's fine that works for you most days but you obviously retain a car for a reason - One may need the car for a few days a month to drive to Langley, or Surrey or take a trip down across the boarder, go camping for a few days, go skiing at Cypress. That one car surely does not fit into the half stall that they are proposing.

My guess is that this rendering just omits an overhead covering on the escalator to show that it is in escalator.

If you look really closely at the escalator on the right hand side of the same rendering you can see there is a covering/weather protection over the escalator that extends further along the walkway.

Maintenance issues aside, I don't think an uncovered escalator would ever be practical in Vancouver.

A cool idea would be removable weather protection on the escalators, so they could be uncovered during the dryer summer months.

Haha I could say the same about most internal escalators too though. Damned things are always broken.

I filled out the questionnaire, tried to remain constructively critical while clearly showing my support for the project.

To any of you procrastinating doing the questionnaire, it closes on the 23rd of October and only takes about 5 minutes. just take the time and do it now. You'll feel better when this is approved and you know you helped!
