Next year feels like it's going to be enormous for the city. Between the streetcar, Ponce City Market, Krog Street Market, Civil Rights museum, College Football Hall of Fame, and Buckhead Atlanta, along with countless other infill projects all coming online, 2014 feels like it's going to be a blockbuster year for the city.

Another thing I've noticed in just the past year or so...and it's just a subjective observation...the population of the city seems to be much more diverse recently. When I go out to eat, shop, etc, whereas in the past the population was pretty exclusively black and white, I notice many more young 20 and 30 something Hispanics and Asians in town.

And maybe the right person is finally at the helm at MARTA. Hopefully we can see some growth in the system, rather than the retrenchment of the past decade.

It feels pretty good to be living in Atlanta these days.
Totally concur on all points! Things are going very well right now.

How refreshing that there is so much optimism again, and there IS a lot going on.

Totally agree. Now, driving around, there is a real sense of discovery and a feeling of forward motion, particularly in general development. All we need now is the announcement of a major tower. And now, SP projects we can discuss construction and leave the other stuff to the Atlanta pages.

That's how I feel when I drive around Atlanta. It feels like Atlanta is turning yet another corner in development and I too would love to see Atlanta get a new major tower. Or 2. Or 3.

ATL Streetcar Video Update #3

https://www.youtube.com/watch?v=1-WXPsFbzbI

More than 60% of the Streetcar track has already been laid. It seems crews are leaving the more disruptive street closures, Peachtree St @ Auburn & along Centennial Olympic Park Dr, for later.

The area along the route is ripe for re-development. I wonder if stalled 206 Edgewood or APEX Museum Expansion or Auburn Ave Artspark will now see the light of day. Whatever development comes, I hope the character and history of buildings like 25 Auburn Ave, the Atlanta Life Insurance Company & Annex Building and Odd Fellows Building and Auditorium are kept.

Great update IM. Many changes since your last opus. Film producers and location scouts should fall in love with the scene potential along the way... very photogenic, great street presence and neighborhood architecture. It's gonna be a star.

Peak Sprawl in Atlanta?

Not directly construction-related, but compelling nonetheless.

Ansley Green Condos a go

These are the ones across from the Piedmont Driving Club. Starting from the 600s . I know they are pretty big but really? It's not a great view looking at that country club. We'll see.

Which reminds me of those townhomes on Piedmont and Prado. What is going on with them?

People have been predicting it for a while... but honestly in my opinion the only thing thats really going to cause a suburban collapse back into a denser urban Atlanta will be a drastic rise in gasoline prices. We have just too much open, developable, spread apart, inexpensive land around Atlanta so the only barrier that can ever be put up to make people want to live closer to places is the cost of transport, which for suburban Atlanta, means gasoline.

If it was up to me we'd slap a $6/gallon gas tax on consumer gasoline, get gas prices up to like $10/gallon, use that tax revenue to fund a massive development of public heavy and light rail, and wait for the problem to solve itself as everyone immediately gets their asses closer to the main CBDs of the city.

I don't know about a 'suburban collapse', but intown neighborhoods are wildly more desirable than OTP neighborhoods.

Go try to find a home to buy in Morningside or Ansley or VaHi. The sellers are naming their prices. There must be some reason people live intown.

I wouldn't mind a slightly higher "sin tax" on gasoline, but not sure I would want to crater the economy to get people to move next to a subway station.

Krog St. Apartments

http://atlanta.curbed.com/archives/2013/...ior-glimpses-delectable-updates.php#more

"Construction on a 222-unit apartment complex called "Alexan On Krog Street" could begin by late this year. The garden-style apartments will rise just south of the existing Stove Works complex and should take less than 18 months to complete. One selling point, officials hope, will be the project's hundreds of feet of Beltline frontage."

People live where they choose to and can afford to live...not only in Atlanta but everywhere. Morningside may be "wildly more desirable" to you and me, but obviously not to a majority of homeowners who have chosen to live elsewhere.
