I just spent the last 2 days in Winnipeg, this being the first time I've been there in 5 years. I spent most of my time Downtown and in the Exchange, with the exception of a night on Osborne/Corydon and a drive through St.Boniface and North Winnipeg. I am an urban planning student at the U of S with a particular interest in heritage preservation, and I must admit that it is my favourite city in western Canada. Vancouver has a lot going for it obviously, but there's something about Winnipeg's size, Industrial grittiness, pre-war building stock and perfect mix of historic/modern urbanism that I just love. I can't speak for any of the newer neighborhoods but the well established neighbourhood's all seem to have a lot going for them with their own "personalities." Can't wait to go back!

Nice to hear! Winnipeg is fantastic when it comes to everything you mentioned. It gets a lot of flack for various things but we often overlook what makes the city ooze with character.

A few weeks ago Toronto's Fortress Real Developments returned to Winnipeg to unveil a set of glossy images for their proposed new skyscraper in the downtown. The evocative illustrations portray a dramatic glistening pinnacle soaring high into the technicolour sky of a Prairie sunrise. Blurred for atmospheric effect, the vaguely familiar utopian depiction of surrounding Winnipeg looks as if the city has been put through an Instagram filter named "Urban." Its dense grid-work of buildings and tree-lined sidewalks appear ready to burst with activity in the morning rush.

At first glance, it appears that most investment has taken place in four specific nodes:

1) Exchange District
2) Waterfront Drive
3) SHED
4) University of Winnipeg

It's curious that despite the policy emphasis on getting people to live downtown, that the only established downtown residential neighbourhoods with any sort of population density (Bro-Ass and Central Park) are remarkably devoid of investment.

It has been over two decades since Bro-Ass saw any new construction, a streak which will finally end once Heritage Landing opens its doors. You'd think there would be more focus on capitalizing on those areas' successes given that there is a clear track record of people being interested in living there.

Talking about contemplated proposals? I think they've pretty much added all categories possible. Well,(no green space). But it is listed as a "New Development". They seem somewhat undecided at the moment.

It is odd ,thier is so much potential in this area, it is prime real estate, especially the potential for residential along the Ass. River. But as you said heritage, + d Condo would show they are ever so slowly moving in the right direction. Broadway it self is curious.
Thier are a few parking lots fronting the street. I can honestly not remeber what the last "NEW" project on this street was, save for the re-cladding of the WCB, and the exteriors of 2 other buildings?

Site remediation. Was an old Oil & Gas facility. Something will happen there soon because this is a costly clean-up.

Speaking of which, noticed the removal of gas tanks at an old gas station on north Pembina HWY, west side. Cant remember address.

And the Ft Richmond mall parking lot used to have a gas station. The tanks were removed awhile back but they recently did some more work after having the corner of the lot sit empty for a long time. It's now covered in dirt.
