That's a north american association with that type of façade. I think it's a loss.

I didn't mind the old facade at all, however it was a total disaster functionally so I understand why they have moved to this new look.

Wow - Seymour canyon coming your way! (Before Telus Garden residents can complain.)

Here's the site - across the alley behind the Vancouver Block clock.

I wonder if it'll be designed to compliment the Scotia Tower?

Uploaded with ImageShack.us

Interesting though - See Telus Garden info on the relevant view cone, below.
Scotia Tower is 36 office storeys, so the 32 storey office tower will likely remain within the view cone,
as very little of Scotia Tower's view shadow lies over the parkade site (see map below).
So it will likely be as tall as the "shoulder" on Telus Garden -

And the placement of the office tower.

Wow - almost a million square feet, that would make it by far Vancouver's largest office building by area! Is there any chance we would have seen this if the Provincial Election had a different outcome?

i"m wondering if the figure is a mistake (unless it includes the existing Scotia Tower in the figure).
I doubt that a 30,000 sq ft floorplate would fit on the site.
(i.e. TD Tower has 16,000 sq ft floorplates)

How is this possible? Realinsite.com says that Park Place, a building with a similarly sized footprint and 3 more floors than this proposal, has only 576,840 sq. ft. of office area. Where is all of that extra square footage going?

My understanding is that the sqftage is for the entire parcel so it would include the retail, and everything else already on the parcel ie Scotia tower.

And yes it is the parkade site.

This makes sense as the application is to amend the existing CD-1 zoning and the site covers the parkade, Scotia Tower and the London Drugs.

Oh, and this is awesome to see.

This is an interesting turn of events. Thanks for sharing, Jlousa.

Just shy of a million square feet is a very significant development, even if that does include Scotia Tower and Vancouver Centre Mall. I would expect the new tower would include a below-grade retail component that would effectively expand Vancouver Centre Mall and I would love it if that mall were redesigned to offer a less awkward connection with fewer grade changes between the Canada Line mezzanine level and the The Bay/Granville Station.

The development of the new tower and expansion of the mall could also mean an effectively direct connection from Seymour to the Canada Line. This is a promising access improvement, especially in light of the Telus Garden development and the hoped-for continuation of office development south along Georgia St. I'm of the opinion that major downtown rapid transit stations should have as many access points as possible. Additional access to the Vancouver City Centre station could also be incorporated into the eventual redevelopment of the Lennox Pub building at Robson and Granville, as should have been included in the recently completed Old Navy building or the renovation plans for the of Sears/Nordstrom building. C'est la vie.

It sure does sound like a mistake, almost like they included the parkade levels perhaps?

Or perhaps it's the density for the entire site including the existing building?

As mentioned by jlousa - the figure includes Scotia Tower.

*******

The signage on The Centre of Performing Arts looks to be coming down (following purchase by Westside Church).
Don't think that crane can reach the Full Monty banner, though (back when the Law Bros. bought the theatre and they tried to run mainstream shows)

This is unfortunate and, well, a little embarrassing for Vancouver. I wish more effort had gone into finding a more suitable tenant. Now we've got these creepy evangelicals infesting the place. From culture to cult.

Yeah, people who watch musicals are way worse than mysogynstic, homophobic bible thumpers. And how awesome is it that the city loses tax revenue on a prime downtown property, just cuz someone thinks superstition peddlers shouldn't have to pay taxes! Kewl!
