I had not considered the current development cycle to be a boom but with all of the projects that have been revealed in the last several weeks, the sheer number of units coming to the city makes it hard to not call it at least an apartment boom. This is all of the apartment projects coming to the Buckhead area alone with at least as many units completed this year, under construction, or planned for the CBD and surrounding 'hoods.

It's crazy, but I love it. Also consider everything underway on the Westside, O4W and in Inman Park.

I know it's not as close-in but add the Dresden corridor in Brookhaven, more mid-rise at Clairmont & I-85, Emory Point phase II, projects ready to launch in Downtown Decatur, underway projects in Perimeter Center and soon to be on Roswell Rd. at the Atlanta/Sandy Springs border and I would certainly say this absolutely qualifies as a bona fide boom!

I really feel as if the Northern end of Downtown around Allen Plaza and the Park is getting ready to pop next.

I really hope that one goes through. To me it is the most interesting conversion we've seen in a while; it looks like it belongs on the coast somewhere with the setbacks. I remember going to The Pharr Library for 2 for 1 nights back in the day. (We've talked about this before haven't we?)

Yes, we have talked about this before! I have fond memories of the Pharr Library...

I don't think there are any problems with this one at all, it's just working its way through the requisite red tape required by a reno/conversion.

I predict that this will lease up in record time, actually.

Edit: Buckhead is pretty much on fire right now.

Northside Hospital, known for its expansion into the northern suburbs, appears to want a bigger presence in Midtown, home turf for two of its biggest rivals.

Northside is in talks with a private developer to anchor an office tower that could be up to 17 stories.

Earlier this year, developer Brand Properties began pitching the site — at Spring, 13th and West Peachtree streets — to tenants, according to sources familiar with the plans.

You know, they don't get as much attention as towers or apartment complexes, but there is also a tremendous amount of single family and townhouse residential construction going on in the city.

Some of these are pretty big projects involving many millions of dollars. We were driving around the other day and counted about 50 single family homes in the works that were each probably million dollar projects. That's been going on for quite a while and there are undoubtedly a lot more. The numbers are even higher if you take into account all the extensive renovations that have been done.

Yep, I have contact with quite a few guys who do high-end single family houses and rehabs in Atlanta...they're busy as hell making money and have been for the last two or three years...

It's pretty obvious just driving around town on the back roads and through neighborhoods, just like you and arjay mentioned.

There is a LOT of quiet and lowkey money here.

I really hope the Lenox Square Apartments get built. So different for Buckhead and Atlanta. I like the contrasting colors, the windows, the 'separate' areas and the overall shape. Imo we need more contemporary buildings in town.

While I haven't seen a breakdown for the city of Atlanta only, the figures for Fulton show the total amount of SFH construction.

The city numbers would skew toward multi-family than those in the suburbs, but there is still a LOT of intown single family building.

Building Permit filed doesn't equate to actual building - does it???

Because I feel a lot was proposed (permits filed) back in 2007, but never built. Fast foreword to 2013 and it seems like 75% of what is proposed is an immediate project.

That's a good point although we don't how many of the dead projects actually got permitted. I would also think the 2013 will be substantially higher than 2012 was with the rate of recent multifamily announcements. Speaking of which, I saw a rumor on another site that Amli was looking at the former Trump site for a Midtown project.

Downtown Atlanta’s first new hotel in five years could start construction just as demand peaks due to new attractions, amenities and employees that are heading to the city’s core.

Atlanta-based Legacy Property Group LLC is planning to build a 129-key Homewood Suites by Hilton.

The all-suites hotel would sit along Marietta Street near Centennial Olympic Park in the Luckie-Marietta District.

Construction could start in second-quarter 2014 and be completed by the third-quarter 2015.

This will complete the HGI block next to the aquarium.

I hope its a tower and not a mid-rise but either would certainly add to neighborhood.
