An Illinois developer has teamed up with local investors with plans to build on a prime Uptown Dallas tract on McKinney Avenue.

It’s the vacant corner where the old Hard Rock Café once sat at McKinney Avenue and Routh Street.

The long-time location of the popular music venue and eatery was knocked down in 2008, right before the recession hit. Since then the land has been idle.

Now Stoneleigh Cos – an Illinois-based property firm that buys and builds apartments – and Dallas’ Cheng Investments have purchased the site, Dallas County deed records show.

The new owners say they will build a 20-story apartment and retail tower with 200 luxury rental units and 30,000 square feet of retail space.

Construction is set to begin in early 2014.

Cheng Investments recently sold the block on McKinney Avenue where the new Whole Foods Market grocery store and Gables Residential apartment tower is being built.

The McKinney project is the latest in several apartment towers in the works in Dallas’ Uptown district.

Developer StreetLights Residential is now finishing work on a 17-story apartment tower at Bowen and Carlisle streets near Turtle Creek.

And JLB Partners is about to begin construction on an 18-story, 299-unit apartment building at Cedar Springs Road and the Katy Trail.

Another developer, Novare Group of Atlanta, is buying land on Woodall Rodgers Freeway in Victory Park for a 24-story apartment project (the "SkyHouse", post 2494 immediately above).

This is gorgeous! You guys are on fire right now. Reminds me of a shorter version of the Radisson Blu Aqua tower in Chicago.

It is very reminiscent of the Radisson Blue Aqua tower in Chicago as the previous poster commented.

The immediate Downtown districts of the Arts District, Uptown and Victory are soon going to have a slew of cranes for all of the new towers either currently going up or in the very near future:

I've updated the list to include the next phase twin 20 story towers in the GE development block off Turtle Creek in Oak Lawn/Uptown (where two 8 story apartment buildings are going up first on the one end of the block). Also the fairly imminent Richards Group HQ tower in West Village/Uptown; not sure of the stories on that one but up to 20 maybe.

And also the 24 story residential/mixed use currently underway in the West Village/Cityplace area of Uptown and the 17 story Parkland Hospital underway in the very nearby Medical District. And of course the massive multi tower $1.5 billion dollar State Farm complex in Richardson.

Rumors have floated around for awhile that Tim Headington of Headington Oil has something up his sleeve that could be a major signature tower located in the CBD of Downtown Dallas. Headington is almost single handedly changing the landscape in a multi-block area along Main and Commerce Streets around his Joule Hotel in Downtown and has acquired prime development blocks right next to the signature 60 story Fountain Place tower.

of those planned, I would say Hall, LTV and The Omni expansion are the definitely going to happen ones. Then I would say Farmers Market Apartments,Tower Petroleum Buildingand Purse Building (apartments). The rest have all shown actual plans, but the above are probably further in motion. Hall has basically filled the space with signed leases, LTV is technically underway and the Omni has been pushing to use the land since before it was even started, and the land dispute that delayed it is over. The Farmers Market Apts require some moving around and demolition and its about to start. Tower Petroleum and Purse are really close.

Lol not anyone's lifetime for the next few generations. Dallas is a great city with good construction and growth, but it's not nearly growing that fast and it's too small to be compared to Chicago.

Looks like most of the lot has been cleared for the new Richards Group HQ in West Village. Should start to see some digging very soon.

Not saying that it will or won't, but never say never. Dallas proper is a long way, though it has finally stopped tearing down thousands of units each year as it has in the past 10. Will be interesting to see if the growth starts to accelerate like some believe it will. As far as metros though, I definitely wouldn't say never.

Can report the same for the Preston Hollow Town Center or whatever its called now. Site is being cleared. Looks like construction will start soon.

Not looking to have Dallas compared to Chicago. Chicago is one of my favorite American cities with great architecture / urban environment.

In 1970 Chicago metro had a population of 7.8 mil (http://en.wikipedia.org/wiki/Chicago_metropolitan_area) and Dallas 2.4 mil (http://recenter.tamu.edu/data/pop/popm/cbsa19100.asp). Today the population gap between the two metros is less than 3 mil with Chicago at 9.4 and Dallas 6.7 million. Thats a growth of less than 2 million for Chicago in 40 years with DFW having a growth of more than 4 million during the same time period. The gap between the size of Chicago and DFW has been shrinking for years now and its not hard to believe Dallas will be the same size as Chicago before I hit retirement. I'm mid 30's.

I see both DFW (10 years before the H) and Houston surpassing Chicagoland, as well as the Bay Area and DMW surpassing Chicagoland.

Trammell Crow Residential starts work on Goat Hill apartments near downtown Dallas

Developer Trammell Crow Residential has teamed up with a unit of Addison-based investor Behringer Harvard to break ground on its 10-story apartment community northwest of downtown Dallas.

The Alexan Skyline project is on Goat Hill, overlooking the Dallas Design District and Oak Lawn.

The project will have 365 luxury apartments and will take two years to build.

Crow Residential is partnering with Behringer Harvard Multifamily REIT I Inc and Dallas’ Crow Family to build the project.

Behringer Harvard is also a partner with Crow Residential on an Oak Lawn apartment development near Maple Avenue.

“We are delighted to start another project with Trammell Crow Residential, a respected firm that has proven to be a reliable development partner,” Mark T. Alfieri, president and COO of the REIT, said in a statement.

There is a difference of a little more than 400K between the Houston metro and DFW with the latest 2012 estimates. Advantage to Dallas. This is a tight population difference that could change with in just a couple of years. Houston (http://recenter.tamu.edu/data/pop/popm/cbsa26420.asp) and Dallas (http://recenter.tamu.edu/data/pop/popm/cbsa19100.asp). In recent years they have both have had similar population gains, however, this year Houston has out paced most US metros in job gains.
