The Subway on the NW corner of 300 West and North Temple has closed. Does anyone know if they closed for a reason... property redevelopment... I would love to see that building and the HJ express demolished to make way for somthing nicer.

I still remember when Denny's use to be on that corner.. Then they tore it down and built the current building with was originally Taco Time.. Subway moved in after that and has been there for a long time.. wonder what prompted the move.. I know they get a lot of lunch business from West High.. and there was usually people in there.. who knows...


My first guess... a new Maverick. the one on 200 west is way to small for the amount of business that it generates... then perhapse 7-eleven could build a new corner non gas location where the old maverick was... or bring back the circle K

First time watching this movie, I wasn't really laughing up to that scene. But when Doom explained his master plan, I laughed so hard I choked on my popcorn and was shushed by everyone around me. Thanks for sharing.

Just a little bit of info. A multi-family residential developer has purchased the southeast corner of 500 South and 300 East-- just across from the city library. I have only seen a site plan. It looks to be the typical 2 levels of parking nad four levels of residential units. There hasn't been any official submittals from them but they have purchased the property.

Also speaking of multi-family residential development, there are a number of developers submitted drawings for building permits at the end of 2012. Most likely to avoid paying the increased impact fees. Three of those developments haven't moved one bit and haven't even responded to comments on their plans. One is on the northwest corner of 300 West and 700 South, another is just west of the ballpark and the last one is on 200 East at about 250 South. The properties are all owned by developers. One would think that they would be more motivated to move forward since they have made a substantial investment and the rental market doesn't seem to be diminishing at this point. Just something to think about, I suppose.

Just wondered if you knew anything about the old Social Security buildings residential project that I noticed had an application for an additional floor, about 8 or 9 months ago, on the N/W corner of 400 S and 200 W. Did they fizzle out on that one? I liked that it was converting 70s/80's office building to residential.

I thought Social Security was in the same building as the Chamber of Commerce/ Downtown Alliance over at 400 S and 200 E? Is that the building you're talking about (to the west across the street from the new Duncan Doughnuts)? What were these plans? Social Security was still in that building when I got married two years ago, have they moved?

No, SocSec used to be in this really dumpy building on 200 W across from the liquor store.

The redevelopment of the former Social Security Building into multi-family housing including adding a 4th level to the building is slowly making its way through the approval process.

Also I think we've discussed this before but the Hardage Group has proposed a multi-family residential building on 800 East just north of 400 South. They will need to change the zoning on a portion of the properties they own. It is going to be presented at an open house on August 5. There are not elevations available as they are currently just requesting a change in the zoning.

I'm not familiar with the former Social Security Building, where is it located?

As for the residential on 800 E, is it where the Pizza Hut currently is or is it north of that?

UtPlanner, what's the latest about the hotel development on the SE corner of 200W and 400 S.? The last time this was discussed, the zoning required that to be a min. of 100' tall.

The former Social Security Office was located at 202 W. 400 S.

On 800 East, it would include the Pizza Hut and the mostly single family residential properties north of it along 800 East.

At 171 W. 400 S., there has never been an official proposal submitted with the city and I can't even find any notes stating that a new hotel is in the works. It is owned by a different company than the adjacent Sheraton Hotel, but that's all the news that I have. If a building was constructed on the corner lot it would have to be a minimum of 100' tall as it is located in the D-1 Central Business District.

"The lack of a signature hotel in Salt Lake City remains a sticking point for organizers of large conventions. County officials and convention boosters said they were close to putting together a deal for a 1,000-room hotel, but that developers need a tax incentive from the Utah Legislature.

Republican lawmakers refused to subsidize a hotel just months ago, but boosters will push again at the 2014 legislative session that starts in January.

A mid-sized market like Salt Lake City can't draw an amenity-rich convention hotel without some government help, likely in the form of a sales-tax rebate, said Scott Beck, president and chief executive of the Salt Lake Convention & Visitors Bureau.

Landowners at four downtown sites are willing to partner with hotel developers, Beck said."

To bad it doesn't say where these four sites are in downtown. It doesn't sound like we are going to hear anything about the Hotel this year.

I still think it can be accomplished without the approval of the states funding mechanism. There are various local ways that it can be accomplished, including TIF, (Tax Increment Financing) at both the City and County level.

The City and County can give up a portion of their tax revenues, including sales tax and property tax on the project, over a period of years, often times 20. A TIF must be approved by the entities being affected by the TIF, such as the SLC School District.

I honestly won't be surprised if we hear an announcement during the OR Winter Market in January.

Looks like Dell Loy Hansen was there with a big check for $7.5 million from Real Salt Lake.
