Retail Space Tight in Saskatoon

Written by Sharon Vanhouwe, saskatoonhomepage.ca

Tuesday, 23 July 2013

An insatiable demand for retail space in Saskatoon has driven developers to look for opportunities outside the city limits.

That's according to a report on retail leasing and sales activity from Colliers International.

River Landing competing for title of Canada’s Great Public Space

By Morgan Modjeski, Metro Saskatoon July 23, 2013

Quote:
Saskatoon’s River Landing is in the running to be named one of the country’s most unique public spaces.

This will be the third year the Canadian Institute of Planners (CIP) has held its Great Places in Canada contest and now for a second time, River Landing is amongst locations from across Canada hoping to be recognized as Canada’s Great Public Space.

Randy Fernets, director of industry development and sports with Tourism Saskatoon said the nomination would highlight the city of Saskatoon to the rest of the country and beyond—a positive for when trying to attract events to the city.

“A lot of work and thought has gone into the development of River Landing and for us at Tourism Saskatoon, it’s an advantage when we go out to bid on conventions, meetings and other events” said Fernets.

Sarah King a member of the Association of Professional Community Planners of Saskatchewan and the CIP communications committee, explained the contest has been well received in the past as in 2012, more than 200,000 people voted on nominations.

“It’s been extremely successful in the past and everyone across Canada get’s very excited about it,” said King. “So it’s good for Saskatoon and good for Saskatchewan to have at least one nomination out there.”

I think it would have been more prudent to wait until River Landing is actually completed and built out before trying to win a contest for Great Public Space. Maybe if there was actually a destination complex, restaurants, retail, pubs that were originally envisioned I could vote for this...but honestly, at this stage it is nice, but hardly Great. It is also interesting that the photos attached to the nomination include our decommissioned Traffic Bridge all lit up at night. So we are voting for something that doesn't exist?? It is actually a little embarrassing.

Historic Saskatoon

Here is an article with some great shots of vintage buildings and architecture throughout the last 110 years of Saskatoon's history:

* I really hope they rebuild that beautiful cupola above the Senator Hotel (back from when it was the Flanigan Hotel)

Fantasy BRT system

Here is a map I created showing a fully built-out BRT system for Saskatoon.

A few notes:

1. It's just hypothetical.
2. The central station would be at the corner of 3rd Avenue and 23rd Street downtown (roughly where the bus mall is now).
3. The map follows the idealized system mentioned in the following article: http://www.thestarphoenix.com/news/going+work+will+cost+expert/8698923/story.html It would include raised stops, although I think that fares should be paid to enter the stations, in a similar way that you do to access subway stations. That way, it makes for less hold-up while boarding the buses; you just walk on because you've already paid/scanned your card.
4. Non-BRT buses would cycle through the neighbourhoods with frequency to pick up riders and drop them off at BRT stations (I tried to space stations at key intersections that would serve multiple neighbourhoods, and at places near malls or suburban centres). In employment areas, like the north industrial, non-BRT buses would take people further afield once they got off at a BRT station.
5. Blue line: runs from the central station generally west along 22nd. Stations moving westbound from there would be, respectively, at Idylwyld, at Avenue H (using Jamieson St and railway ROW before getting back onto 22nd), at Avenue P, at Confederation Mall (requiring deviating off 22nd and making a tunnel under Circle before emerging at the mall), at Betts Avenue, and then terminating at a station at the intersection of proposed neighbourhoods in the Blairmore district.
6. Red line: runs from the central station generally north along Idylwyld. Stations moving northbound from there would be, respectively, at Idylwyld (shares with blue line), at 33rd Street (by SIAST), at 39th Street (I wouldn't even want to begin throwing in a station at Idylwyld and Circle), near the 51st Street overpass, and 60th Street (near Credit Union Centre). Eventually, the red line can be extended to Martensville.
7. Yellow line/loop: runs from the central station in a loop covering north industrial areas and northeast Saskatoon. It makes use of 3rd Avenue, railway ROW next to Warman/Wanuskewin Road, the proposed parkway bridge connecting Marquis and McOrmond, Central Avenue, 108th Street, university land, and Queen Street. Stations moving northbound (and clockwise around the loop) from the central station would be, respectively, at Queen Street, at Assiniboine Drive, at 51st Street, at 60th Street, at Marquis Drive, at the proposed intersection of Central Avenue and McOrmond Drive (requiring crossing the parkway bridge), at Fedoruk Drive, at Attridge Drive, at 108th Street (then along 108th Street to the university), at a stop perhaps near the roundabout of Perimeter Road and Innovation Boulevard (then traveling across a new bridge dedicated for buses, emergency vehicles, and pedestrians), and running down Queen Street to complete the loop. Eventually, a spur line can be extended to Warman from the Marquis station.
8. Green line: runs from the central station generally east on 8th. Stations moving eastbound from there would be, respectively, at Victoria Avenue (after crossing a rebuilt Traffic Bridge), at Clarence Avenue, at Preston Avenue, at Acadia Drive, at Boychuk Drive, and then terminating at a station at the intersection of proposed neighbourhoods in the Holmwood district (roughly where McOrmond Drive meets 8th).

Great article John and I do believe there was some talk years ago about bringing the cupola back to life.

Nice work, skSK. I like that the university line is removed from College Drive, which is crucial for the real system. I personally would like to see the U of S BRT station integrated into the core campus as much as possible.

A line is also crucial on the new north commuter bridge IMO. All those NE neighbourhoods need that link to the north employment area.

Downtown transit terminal may move

By Charles Hamilton, The Starphoenix July 25, 2013

Quote:
After more than a decade of failed plans and plenty of talk, Saskatoon's downtown bus mall may finally become a thing of the past.

Mayor Don Atchison says he hopes getting rid of the transit hub on 23rd Street between Second and Third Avenues will be part of the new vision for transit in the city.

"The bus terminal we have today isn't adequate and it isn't working the way we want it to work," Atchison said in an interview marking Saskatoon Transit's 100-year anniversary on Wednesday.

Saskatoon Transit is undergoing a massive review as part of a $1.5-million growth plan study. While transit officials would not confirm that the terminal will close, they did say there are better ways to get people moving on buses in the downtown.

"There is definitely an appetite to service downtown differently than we are," said Bob Howe, the city's transit manager.

The idea of getting rid of the bus mall is welcome news to some riders.

"You shouldn't be afraid to go anywhere downtown, but there are places people will not come - and this is one of them," said James Agecoutay, who was waiting for a bus Wednesday at the busy transit hub.

"This doesn't serve the city well. It's ugly. You walk in here and it's like a prison courtyard or something," Agecoutay said.

This is not the first time the future of the bus mall has been thrown into question. In 2009, city council rejected plans for a $7-million downtown station. As a councillor back in 2003, Atchison also spearheaded efforts to get rid of the mall. While those efforts all failed, the planned transit overhaul could be the best chance yet to get rid of the mall.

"It used to be a healthy, vibrant area, and when the bus terminal came, things slipped away a little bit over time," Atchison said.

The plans are not solid, but the new concept - to be flushed out alongside detailed plans for a bus rapid transit system - is to have more buses with more stops spread out through the downtown instead of concentrated in one spot.

I love hypothetical maps like this, wish there were more of them. The one suggestion I would make is that one stop at the university isn't enough. I can't think of a single city I have been to where there is a single stop within walking distance of a university. I think two stops, one down near the hospital and another by Place Riel/Griffiths would be better.

That's a good point. It could become something of a (kitschy) icon.

"Meet you at the wheat sheaf downtown!"

Adilman Building

Historic Riversdale building no longer sitting empty

CTV Saskatoon
Published Wednesday, July 24, 2013 5:25PM CST

Quote:
A historic building on 20th Street won’t be empty much longer.

The Adilman building at 126 20th Street West was built in 1912 and was later expanded into Adilman’s Department Store, which served Saskatoon for 50 years. After the store closed the building housed other business but in recent years it has sat relatively empty – until now.

Tasha Altman and Kim Butcher are moving in, and they envision their future French pastry café in one corner of the historic building.

"No matter who we talk to all across the province they know this building. And a smile comes upon their face and I think it'll bring people together,” Altman said.

Interest in Riversdale is on the rise. A slew of new businesses have opened, including restaurants, cafes, a fitness centre, and guitar shop. "Customers are realizing its so close to river landing, so close to the farmers market that it’s a logical place to have a nice commercial area. The more businesses that go in here the better it’s going to get,” Butcher said.

The remainder of the downstairs space in the old department store is going to be converted into a new location of the Eighth Street flower shop, Blossoms. The new shop will be more than a flower retailer, and owner Carla Scharback hopes to help bring back the passion that existed in the neighbourhood when the Adilman Department Store was thriving.

This is great. Another great addition to Riversdale. I wasn't aware that Blossoms was planning a move! They expanded not long ago, and I assume this space would be larger still. Great that I'll find them near many other places I like to visit!

I like this development. It's appropriately scaled for the area and blends with the industrial-residential mix of that area of Avenue D north of 20th. And the coloured panels give a much needed pop to the design (I hope they're really vivid though).
